Pinnacle Resort plan released

Pinnacle Entertainment’s proposed Baton Rouge riverboat casino complex would now be the centerpiece of a sprawling 500-acre site on the Mississippi River — just north of the original land it bought last fall.

In a release being made public today, Pinnacle confirms the company would put its single-deck gambling facility within a cofferdam — an area enclosed by smaller levees — along the river batture near Gardere Lane and build an adjacent entertainment center.



A second phase of building would include a hotel, spa and pool. A possible monorail system would connect the hotel and casino, according to renderings.

The two initial phases would total about $250 million in development.

Pauline Yoshihashi, a Los Angeles-based spokeswoman for Pinnacle, said in a phone interview that later phases would include a golf course and surrounding residential area, condominiums, and retail and office space.

$1.6 billion movie studio proposed

The mixed-use development will include two shopping centers, hundreds of homes, and two movie studios. Plans for 200 acres of the 1200 acre site site to remain wilderness preserve and 118 acres turned into lakes. A canal will connect one shopping center to a film institute.

Perkins Rowe

I rode by there today, and it is massive. Tommy did an awesome jod on the place. It is truly one of a kind. This brings new meaning to the term Lifestyle center.

Does anybody know what the construction is going on downtown? I know that Arceneaux LLC is doing the construction. I was wondering if it was Trey's new condo complex. Riverplace will not break ground until June.

Man, I completely missed your post! THanks for the updates! I'll be driving through Baton Rouge next weekend, and hope to see the progress firsthand. Where will the Parisian store be located, within the project?

I heard a rumor a few months ago that they are considering a passenger train that will run from Baton Rouge to New Orleans. Anyone have any info on this?

Wampold to start construction on downtown site

Wampold Companies plans to begin construction in August on the II City Plaza, the first large-scale office building in downtown Baton Rouge in more than 25 years.

Developer Mike Wampold also confirmed Friday that the 12-story, 260,000-square-foot complex at Convention and Fourth streets will be anchored by Regions Bank and that the Phelps Dunbar law firm, now in the adjacent City Plaza building, will move there as well.

Wampold said that no other tenants have been signed so far, though negotiations are taking place with several companies.

The building is expected to open by the end of 2008.

An updated rendering of the project released Friday is similar to the original design, though there are a few minor changes.

When Wampold announced the project in December, he had planned to start construction in April. The date was pushed back, he said Friday, because of the design changes.

Originally, the 16-story structure included two floors of parking. The new 12-story plan places a slightly smaller, detached garage on the west side of the building.

“Market and cost,” he said when asked about removing the other two floors.

The price tag has changed, too. Wampold now plans to spend $70 million on the project, up $5 million from the original figure. The cost is being funded in part with federal Gulf Opportunity Zone bonds created after hurricanes Katrina and Rita to stimulate development.

He still plans to connect the new tower to City Plaza via a granite-and-glass breezeway. Other amenities include a courtyard between the towers and a first-floor Regions branch with 10,000 square feet of additional high-end retail space.

Though no other retail tenants have been signed, yet, Wampold said he will court businesses such as coffee shops, small restaurants, a laundry and a gift shop, among others.

When complete, II City Plaza will be the first large, nongovernmental office building in downtown since 1980.

Brokers also are looking forward to the increase in Class A office space, a segment of the Baton Rouge market that already was near capacity before Hurricane Katrina boosted demand.

“There is no Class A space available right now,” said Branon Pesnell with Beau Box Commercial Real Estate.

Pesnell, who tracks office space data in Baton Rouge, said the demand for downtown Class A space has become especially brisk. The consolidation of state government agencies there has attracted private companies to the downtown area, and many contractors involved in hurricane recovery efforts want to be near government offices as well.

He said Wampold’s plan to charge $28 per square foot is high, even compared with large regional markets like Houston.

“But it’s a function of construction prices,” Pesnell said. “The demand is there right now, and the market is very high right now.”

I realize it's been awhile...but for some reason the local media continues to say 25 years since last large Class A space; they forget in the north Chase Tower built in the late 80's making it 19 years. They still think it was City Plaza.

The new $100million 19th Judicial Courthouse will be huge with a 30,000sq.ft footprint. They are still undecided on # of floors. Either 11 or 12?? Construction should start in a couple of weeks. Traffic along North Blvd. will be re-routed.

*Only a block away $70million II City Plaza will start in August

*RiverPlace($75million) will start before the end of the Summer .

*Shaw Center for the Arts Phase II is about ready to start.

*Still waiting on word for the mixed-use site at the old Advocate site.

*The new plans for the former Laurel Tower property should be coming out within a month.

>The eye-sore on Bluebonnet Blvd. will be no more. Announced yesterday, a "4" Star 12-story 348-room Renaissance Hotel with the cities 2nd largest ball-room will begin construction by August or September.

The 8-story office tower on Summa Ave. will begin in July.

07' is a busy/breakthrough year for downtown and Baton Rouge as a whole.

here's a rendering of the Bluebonnet Marriott Renaissance Hotel, it will be home to a restaurant owned by the famed New Orleans family...Brennans!



Mike Wampold announced Tuesday morning that a Marriott Renaissance hotel, the largest in Baton Rouge, will occupy the site of the unfinished Swaggart Ministry dorms he owns on Bluebonnet. Work will start on the 348-room resort in August-September, and it should be completed in a year. The $64 million hotel will include a restaurant operated by Dickie Brennan, along with a 20,000-square-foot conference center and a state-of-the-art fitness center.

Mall of Louisiana, The Boulevard





Patrons of Baton Rouge's Mall of Louisiana will soon have more ground to cover for their shopping excursions. General Growth Properties, Inc. has released plans to build a $70 million expansion called "The Boulevard" between J.C. Penny and McRae's department stores in the Mall of Louisiana.

The mall now sits in a 1.3 million square foot complex and will include an expansion of 210,000 square feet to house the slue of exclusive shops, boutiques, exquisite restaurants. Already opened is the new15-screen Rave Motion Picture Megaplex, near the new Picardy extension to a new interchange on I-10.

Amphitheatre and LaSalle Lawn



A lawn amphitheater seating 3,500 will open by mid-2008 in downtown Baton Rouge, replacing the A.Z. Young Building that once housed the state Department of Social Services beside the Pentagon Barracks on Third Street.

This sketch shows the practice facility from a northwestern angle. The two-floor practice facility will have courts and locker rooms to serve the men’s and women’s basketball, volleyball and gymnastics teams.
