Since I was involved in that conversation, maybe I can shed some light.
Population
is booming. It never stopped during the last recession. What happened was the construction slowdown
last time around depleted our inventory.
The construction boom in the last few years is unprecedented, especially in the last fiscal year. Remember project after project being announced? Well a lot of them have made it to the construction phase, and it looks like there's going to be a little bit of a lull (which is probably NOT a bad thing) after a huge number of units/hotel rooms/office space comes online. The market needs to absorb it.
That said, based on the population estimates in 2014 and 2015, growth has actually been accelerating quite a bit since the 2010 Census. Davidson County's estimates have been pretty stable (though it may jump a little bit with the huge number of units coming online in the next couple of years), but the metro as a whole has jumped from 27-28,000/year growth to 35-36,000/year growth. 8,000 per year may not seem like a lot, but keep in mind that's 80,000 per decade.
