Noticed planted palms between MU and PE West by the new Student Pavilion (webcam)

Biodesign Institute C web cam

Tooker House, named after former Motorola CEO/alum, home to the Ira A. Fulton Schools of Engineering Residential Community located on the former site of Palo Verde Main.

Another Apache apartment proposal, "Daybreak" apartments. 45 units, low-ish height and density (42.5', 20 du/ac). Proposed for 1935 E. Apache (here).



Hard to complain too much because that stretch of east Apache is such a wasteland. But can't help feeling that denying better projects like the Apache + Oak proposal results in lower density projects like this one.

Fencing is up at Crescent Rio. 1st street West of Farmer is going to be nice and dense in 2 years!

When the tallest building in the metro doesn't even break 500ft...hard to really call it anything else.

Annoyed that you saw it first! I've walked/ridden past the site a fair few times waiting for the fence to go up. But yes, that will be a nice stretch along 1st St.--Regatta Pointe, Broadstone Lakeside, Skywater and Crescent all in a row, and bookended by The Lodge/Culinary Dropout and Shop Beer Co. And there always seem to be new town/rowhouse developments going on in that Ash/Rio Salado/Priest/University square half-mile. Including The Block on Roosevelt which has some site work going on now and is in review for a building permit.

Easy for me to say give him $260,000 and end it, but I can understand the City not wanting to give this loser a dime. I assume it will cost them just as much in lawyer fees to continue the battle - might be time to swallow some pride and get rid of him.

On a side note, requesting to preserve that shack makes the Melrose Liquor Store preservationists seem reasonable.

That place has looked like a junk yard for years.Time to clean it up.

Took these pictures of the new "Local" at Ash and University. (Future home to Whole Foods 365 and apartments.) Looks like there will be a tower crane soon!

Awesome.....but....I can't see your pictures. It says that you need to upgrade your photo bucket account.

Rise Apache is apparently finished and open.

Will be interesting to see how well it does. Don't know that I really understand the whole concept of "luxury student housing" but I assume they know their business. I did see flyers around offering like $1000 in move-in incentives.

Demo is ongoing at the Crescent site. And it looked like there was some site work going on at the "Park Place" lot next to Nexa at Terrace/Apache. Cool to see that even with some projects finishing like Rise, Nexa and Fore McClintock, there will be a new batch of projects to keep Tempe going.

I see--I only just looked over while riding by. I guess it would seem a little early to be doing site work. Hopefully it still comes sooner than later.
