Question Calgary Taxes 2009

So have any other owners received their tax bills from the city yet?

We got ours in the mail yesterday, with that nice increase. I'm all for full disclosure so here is what we will end up paying for 2009:

$2586 + $200 (2 parking stalls) for a condo that is 1076 sq.ft

I'm not thrilled, but it isn't exactly unexpected either. Just another cost of choosing to live in the inner city.

$135 a month for my place in Martindale. I think I had been paying 130 a month since January, $146 a month or something like that the six months previous.

Just got my bill today. It is about $3,300 for approximately 1,575 sq ft which is more than 3 times what I paid in taxes at my old place and of course the new place is worth 3 times what the old place was worth.
Bigtime, I didn't know parking stalls were taxed separately like that. Mine isn't.
Is each parking stall a separate title from the condo itself?

Got mine yesterday, West Pointe Plaza, 960 sq ft at $1527 + $160 for 1 parking spot. Interesting that my parking spot is almost double yours Bigtime, must have to do with location.

Jimby: Yes each parking stall is on a separate title.

Bearcat: Very interesting that your 1 stall is at $160, is West Pointe Plaza in the downtown west end (is it your avatar pic?)? Perhaps that is why it is more, being in the 'core' proper.

Right across from the 10th st ctrain station. I was thinking the same thing, being in the core yields a higher property tax per parking spot. I wonder where the City would draw the line, south of 9th ave?

I was referring to myself not having any problem sharing what I am paying for taxes with other forumers here.

I've used that first link plenty of times once they finally assessed the whole building a few months back!

My taxes are down exactly 72 cents from last year. And they're substantially lower than Bigtime's - give or take $2100 for a 2 storey house.

Mine went down a bit this year. $2,700.00/year for a 1520 sq ft bungalow.

Interesting. I live across Crowchild from you. Mine went up about $65 this year. From $2140 to $2205. 2 story, 1660 ft^2 house.

Your house is marginally bigger than mine. And Royal Oak, for some reason, had a relatively higher rate for a few years. This is the 2nd year we've seen the total bill actually go down.

It's all voodoo anyway, I'm just happy to not be paying the $4000+ I'd be paying on a similar home in Winnipeg. It's unbelievable just how much better the return on property taxes feels here, but I'm biased what with all the new LRT and Ring Road and whatnot going up pretty much next door.

I hate property taxes.

$3640 for one house, $3430 for the other, both in Spring Valley.

Mine went up from $1950 or so to $2100 for a 1400 sqft house.

just under $2400 here... a little higher than last year, but we built a garage, and our assessment went up a little due to that.

My taxes actually went down about 25%. Small 2 storey house in Bankview. The taxation is pretty transparent.

What isn't very transparent is the assessment process, on which the taxes are based.

Two years ago during the height of the boom, it became abundantly apparent that the process is arbitrary and extremely skewed, at least in established neighbourhoods (maybe it's better in newer areas, I don't know). I own a house in Bankview that is one of four built in 1912 to exactly the same plan, lot size, materials, etc. The assessments were all over the place, and didn't seem to be dependant on any logic whatsoever. My house was assessed higher than the one next to it that had had ~100k invested in renovations in the previous year (permitted), higher than the other neighbour who has an addition, but lower than the one on the corner that hasn't been touched in 25 years. Also, the square footage listed on Myproperty for each house is different, even though each is identical (other than the one with the addition).
