I think the floor total should be bumped up a little bit, Extell has some major competitors. Unless Barnett is banking on the proposition that his tower isn't like the others.

My God ... Gary is my idol.
I hope this is an incredible, tall and modern building. If the design is similar to the previous development, then you can imagine it will be an amazing building.

Here is the page of the previous development in this location. (To compare the projects and numbers)

NYC will be completely unrecognizable (in a good way, ofc.) from a distance 10 years from now. The fact that there are 15 supertalls currently U/C, undergoing site prep, approved and proposed, not to mention several more that have yet to be formally proposed such as 425 Park, 237 Park, 285 Madison and several more at HY, including one lot capable of yielding something noticeably taller then HY North Tower. Can't forget about the ones that will be revealed after the Javits gets redeveloped and the midtown rezoning happens.

Sounds like the design has been altered significantly, although the base may look similar. I had thought this was likely given that the new tower will be 500k SF larger than the WPC. The word 'monumental' was also used... maybe this could be well over 1,000 feet? Given Barnett's proclivity for great architecture, I wouldn't be surprised.

This would be an interesting reality show (for us at least), who gets the first big tenant (Coach isn't new to the area) in the Hudson Yards district.

JLL joins hunt for Hudson Yards tenant

By Al Barbarino
May 30,2012

Quote:
A top level team from Jones Lang LaSalle is set to join the hunt for West Side tenants after being tapped by Extell to lease its new 1.7 million square foot Hudson Yards tower. Derek Trulson, Frank Doyle and Randy Abend will lead the effort to fill the new tower that Extell is calling One Hudson Yards. “There have been few things more exciting in my 25-year career in Manhattan real estate than being part of the emergence of a vibrant, new commercial district,” said Doyle. “We are pleased to represent Extell in leasing One Hudson Yards, which will be the first project delivered within the Hudson Yards district.”

The developer’s decision to go ahead with the building puts him in direct competition for big office tenants with both Related, whose Coach-anchored first Hudson Yards tower will open in 2015, and with Brookfield, which also expects to open its West Side tower late in 2015. CBRE signed the handbag-maker to 750,000 s/f in the 46-story building, which is expected to break ground in October. It is part of Related’s 12 million square feet Hudson Yards office and apartment project bounded by West 42nd Street, 8th Avenues, West 28th Street and the Hudson River Park. Brookfield, meanwhile, hired a Cushman & Wakefield team led by global chairman Bruce Mosler to lease up its nearby Manhattan West development, a 1.5-acre site at Ninth Avenue and 31st Street. Mosler told REW yesterday: “We are in serious discussions with a number of tenants in a wide variety of industries from 500,000 s/f all the way up to two million square feet.”

Derek Trulson, managing director with Jones Lang LaSalle, said, “One Hudson Yards will rise on the most strategically situated site in the up-and-coming Hudson Yards district. This state-of-the-art office tower will benefit from having direct access to the No. 7 line subway station, the beautiful new Hudson Boulevard Park and the main 34th Street corridor.” Trulson said the team has already begun targeting high profile, large scale tenants looking to establish a flagship presence in the new Class A tower.

The building was designed by Kohn Pedersen Fox and will feature a pointed tower with a glass and metal curtain that will wrap the floor plates then peel away from the tower at the base, according to Extell. “The diagrid structure is revealed three-dimensionally as it reaches the ground with lobby entries and storefronts set between large diagonal steel members, dramatically juxtaposing the monumental scale of the tower with the finer textured pedestrian surfaces,” read a statement from the company.

So the west side titans are all in the game, and on the hunt.

Barnett said he’s cooperated closely with the MTA on the new subway station and helped the agency assemble the site. He said station construction also put in place some of the foundation for his tower, which will reduce Extell’s cost and allow it to build swiftly.

A lot has already taken shape, including the subway entrance...

Are those the tunnels of the subway or another thing?
aren't they (the tunnels) coming from the north (the right side of the picture)?

The tower will be built in the area where the crane is, isn't it? it is incredible they are going to build a tower directly above the station.

^^^Those are the mezzanines that go over the tunnels to provide access to each platform. The actual tunnels are even deeper in the hole.

Yeah, that's the thing. The eyes of the City and the media are focused on the redevelopment of the WTC. But Related's railyard proposal alone is a larger development. When you add to that all of the various west side developments that are tied together, there's so much more going on here. But it's being done very quietly. Just from those 2 MTA photos alone, you can see the amount of change that has taken place between those two months, including demolition on 34th Street for the Hudson Boulevard and Park.

Here's that rendering again of the subway entrance...

Meanwhile, the station itself will open to the public later than planned.

No. 7 train 6 mos. late

June 6, 2012
Steve Cuozzo

Quote:
The No. 7 subway line extension to 11th Avenue and West 34th Street won’t carry passengers until mid-2014 — six months later than was widely expected — and the new station won’t be entirely finished until the end of 2015, the MTA said yesterday.

The six-month delay is hopefully not a sign of greater trouble at a project that’s of paramount importance to Gary Barnett’s Extell Development Co. and Stephen M. Ross’ Related Cos. The station’s at the doorstep of One Hudson Yards, the 56-story office tower Extell plans to build on 11th Avenue and 33rd and 34th streets. It’s also a selling point for Related’s 26-acre Hudson Yards, where Ross hopes to start building a headquarters tower for Coach Inc. this year.

Asked to explain earlier statements that the station would open in December 2013, agency rep Aaron Donovan said, “We do expect to have trains running for test purposes by December 2013.” Meanwhile, Donovan said one part of the new No. 7 station won’t be fully completed until December 2015 — its north entrance at West 35th Street. The main entrance will be on 11th Avenue between 33rd and 34th streets.

Not quite, although from what we've seen so far it looks similar. The base has a few tweaks from the old version, and supposedly the new version has a pointed top, something the WPC did not have.

Yeah, it's a similar, but different tower. It's hard to put exactly into context with it's neighbors (most of which are supertalls) because we don't have the overal picure. I would put it somewhere near or above the older version, but with Barnett, you may just be surprised. His towers never shy away from height. Would he want to rival Related's tallest for focal point in the Hudson Yards? It will be interesting either way. With everything going on in Manhattan (both downtown and midtown), the west side will have the most dramatic change yet. That's saying a lot.

Jones Lang LaSalle Selected by Extell to Lease One Hudson Yards in New York

June 28, 2012
by Shea Communications

Quote:
Jones Lang LaSalle was selected by Extell Development as the exclusive leasing agent for One Hudson Yards. The developer tapped the company to provide a full range of commercial office leasing services for the 56-story, 1.78 million-square-foot Class A office building.

Extell Development has already begun excavation work at the site of One Hudson Yards, which is located on the east side of 11th Avenue between West 33rd and West 34th streets, directly across the street from Javits Convention Center. The company is actively engaging the market and is planning to begin construction of the 56-story, 1.78 million-square-foot office tower once it has signed a lease with a lead tenant at the property.

The developer is planning to seek LEED certification for One Hudson Yards and is evaluating sustainable green building and development practices to include in the design of the building. Tenants who commit to leasing space at the office tower may be offered direct input into the building’s design and aesthetic.

As part of the Hudson Yards Redevelopment Program, the Metropolitan Transportation Authority is building a new subway station to extend service on the No. 7 train to the Far West Side. The new station is located at 34th Street and 11th Avenue, directly in front of the One Hudson Yards site. Extell Development worked closely with the MTA on the construction of the new station, with elements of the new building’s foundation incorporated into the effort.

One Hudson Yards will feature floor plates that range from 43,000 square feet at the base to 28,000 square feet in the tower floors, with slab heights ranging from 15 feet at the base to 14 feet in the tower floors.
The building will include floor-by-floor air handling units with a central chilled water system, a high-speed destination dispatch elevator system, state-of-the-art telecommunications and a computer‐controlled card access security system.
