This one is fairly amusing to put it lightly. That little strip mall where CVS is proposed is only about 8 or 9 years old. Before that it was a Chevron and the owner was one of the nimbys protesting the CUB Interchange which could have dramatically improved the whole neighborhood by better accommodating pedestrians.

In my opinion the existing building looks better when compared to the rendering for the pharmacy. Hopefully Tree City Juice & Smoothie Cafe relocates somewhere else in the downtown area.

Pizza Hut has vacated their sit down restaurants and are now only in small take out locations. Maybe that old Hut next door will be repurposed into a new restaurant or torn down?

Very nice article! I work in B36 out at Micron and this has been rumored for quite some time now. Much needed as they are cramming people in every nook and cranny out there (they have 3 modular trailers with people in the parking lot if that tells you anything).

Thanks for posting that 1420 West Front project.

Realtor: "Site and Building are Adaptable to Many Uses: Retail/Flex, Restaurant/Brew Pub, Nightclub or Event/Performing Arts Center"

Developer/buyer: It's a tear down. "The project repurposes an old dilapidated warehouse on the corner of 15th Street and Front Street."

Synopsis: We don't know what the actual selling price was but the asking price was $51/sqft, or about $2,230,000 per acre. Wow.

It appears the total sq footage of living space will be 17,600sf. Land cost $600k, construction cost 3,520,000 at $200/sqft estimate, totaling over $4,000,000 for 8 units. So, um, $500,000+ per unit ($232sf not including profit) to live right next to the Connector and Skate Park? Yeah, wow.

Hmm, when I read "re-purpose" i thought they implied reuse... guess we have different definitions...

Yeah I noticed that "repurpose" and snickered because it's gone now. But notice that the CUP was from 2016. I wonder how and when they changed their minds and how those conversations with P&Z went.

On the new application the letter of intent says that by removing all of the interior walls, they found that the exterior walls were no longer structurally sound... and therefore will "construct an exact duplicate wall" in its place.

^ Good. That crappy little warehouse had no redeeming qualities. That the developers had to likely find these loopholes to replace it shows how bad red tape regulations can be on redevelopment.

BoiseCynic broke it down in some previous posts (estimating 500K+ per unit), which seems more expensive than anyone would ever want to pay to live in that location, but we'll see. Hoping we don't get left with a demolition and no building.

So ridiculous to install "art" that is just rusty metal shards that are supposed to represent cottonwood trees. I know it's a wild idea, but maybe..just....plant a tree.
