Highly doubtful that this indicates any real financial troubles for them. If a bank just issued them construction debt to build Solstice and another bank just refinanced a $100 million + loan if there was any question as to their solvency. Banks don't exactly just hand cash out without doing any diligence.

Could 63rd St be the next 53rd St?

If 63rd St actually did become great again, and became a real alternative for South Hyde Park, that would be kind of interesting since technically 59th and 60th Streets are closer to 63rd Street than 53rd Street. Suddenly students, not to mention others, could head south instead of north for shopping.

The good news is that just about 5 years after you created this thread pretty much everything you mentioned in the first post has happened or is in the works--and a few extras thrown in, such as Solstice, and the boutique hotels on 53rd and 60th, to say nothing of all the campus development...

The first page is 5 years old...images uploaded freely don't always survive that long. In any case, as you said, most of those projects have been completed so you can see the final results firsthand (or Google Streetview).

Currently being presented at the plan commission with an updated rendering.

There's bit of contention about minority participation regarding this project.

Because of no public subsidies, it seems like the developer doesn't want to meet city standards of 26/6

Looks like the commission wants to change the rules (in the future) for all plan developments to meet said standards.

APPROVED! As the project meets CURRENT REQUIREMENTS (two no's)

Construction could begin within the next 8-12 months.

bvic, what do you mean, because of no public subsidies, developer doesnt want to meet city standards of 26/6? And what proposed changes did the plan commission talk about they would change for the future?

I'm guessing they mean no TIF monies. I think the commission want the minority participation threshold across the board for any and all projects.

^^ I believe the 26/6 standard means 26% Minority Business Enterprise and 6% Female Business Enterprise participation among the various subcontractors. If the firm is owned by minority or female, and certified with the city/state, it would qualify as MBE/FBE. For instance, CPS work is 30/7, UIC work is 30/5.

I am proud of the developer here for pushing back against the city emphasizing a business owner's skin color over the content of their character, let alone qualifications of their company. This push for 'equality' also means that no matter how many minorities or women you employ, if you're just a non-minority guy who owns a painting company, your proposals get tossed, no matter the price, and your employees sit at home, every time you're up against an MBE/FBE-owned company when the owner or GC is concerned about meeting their quota. It' a sad system.

I think I like this new design better for 53rd & Cornell, especially from certain angles. Something seemed to be slightly off in that original drawing.

Yeah, was thinking the same thing! But maybe they could say it offsets the Obama Library on the other side a bit--plus, it should improve the aesthetics of the neighborhood over an abandoned lot.

I will say I'm so glad the Dunkin Donut/University of Chicago police station was torn down. The hotel will be a vast improvement from a pedestrian and urban texture standpoint.
