Yeah, Barnett will likely have all the say as far as the apartments go, unless those guys are interested in buying.

It's funny, I've already begun thinking of this as the Nordstrom tower in my mind, just to keep it separate from everything else. But here's a proposal from one of Nordstrom's many earlier attempts to build in Manhattan...

Nordstrom Tower

Quote:
Alfred Huang was the Senior Designer responsible for the schematic design and planning for the project. This mixed use proposal was an attempt to bring retail giant Nordstrom into Midtown Manhattan.

Situated on the prominent retail corridor of Madison Avenue, the the seven story podium animates the streetscape, adding 280,000 square feet (26,000 square meters) of exciting retail opportunities.

The project takes full advantage of the zoning envelope as it rises to 670 feet (200 meters) above the retail podium with typical office floors at 22,500 square feet (2,100 square meters). The design accounts for existing MTA Metro North railroad underground by offsetting tower infrastructure and generating a dynamic interlocking of programs and services.

Alfred Huang designed the project in 2008 while employed with Skidmore, Owings & Merrill, LLP.

That proposal is for the Roosevelt Hotel site.

The government of Pakistan owns the site, and keeps changing its mind on whether or not to sell and redevelop. You could build a huge tower on that site, even without the Midtown East upzoning.

That site has been host to many proposals over the years. One day, something very tall and prominent will rise on that site. It would have been a good site for Nordstrom, though the site they eventually chose seems pretty good too.

Yes, it's in the hot zone, and can be built as large as any of the towers around Grand Central, with some "starchitecture". Look for more on that in the future.

What I find interesting about that store plan is that it's basically the same as is planned for this site...

Extell site

Quote:
The Nordstrom store will be 285,000 square feet and occupy seven stories at the base of what will become Manhattan's tallest residential building, to be built on 57th Street, near 7th Avenue.

Seven is the lucky number. I feel very good about this development.

...the potential deal for Vornado to buy the retail space at 680 Madison Ave. from Gary Barnett’s Extell Development and Angelo Gordon for $280 million “ain’t over til it’s over,” and it may not matter how they settle their Central Park tower kerfuffle. One source confided, “The two issues are not necessarily linked.”

On Central Park South Roth and Barnett are sparring over Vornado’s demolition of No. 220.

While Vornado is trying to evict Extell from the building’s garage lease, Barnett is also jockeying to get them to position their new tower so his own Nordstrom tower can maximize views over Central Park.

In this town, for the professionals, it’s all just business — and location.

Walked down 57th Street yesterday and snapped a few pictures of the site.

The hold out Morton Williams supermarket remains:

From what I understand, the store will relocate to this retail space down the street:

Gary Barnett has said excavation could begin early next year.

And old proposal left over from the "competition", but I thought we'd at least put out where it came from...

Supertall Mixed-Use

Location: Confidential
Phase: Competition
Size: 1,281,000 sf

SHoP's design for this signature tower combined a five-star hotel, luxury residences, and retail and commercial space. The building optomizes efficiency in the core and floor plates, maximizes views, and accommodates a beautiful and iconic outer shell. The distinct program areas were stacked; amenities such as a spa/fitness center with swimming pool, ballroom, and restaurant/bar are inserted in between these program areas. These amenity spaces offered dramatic views in all directions.

Not too surprising to me...

Egads, that thing is hideous. Much worse than the twisting Freedom Tower.

Indeed, that one is awful. Looks like some failed Liebeskind monstrosity. Though, it will most likely be changed.

That's not what's being built. It's a design from the design competiton by SHoP. It was for a different version of the tower, one that mixed office, hotel, and residential.

Found this while browsing SSC, photoshop by Derek2k3.

Hopefully the design chosen will be as tall as the one in this image.

^ Doesn't look at that bad in that shot, though the black & white helps.

''Manhattan's tallest residential building'' So this could be taller than 432 Park?

That SHoP proposal is lousy. Hopefully something much better will rise. I have low expectations for HdeM's proposal. It'll be another hideous trendy wreck.

Am I the only one who thinks this was an awesome design? I'm shocked. I'm sure, though, that if this lost the competition, the final proposal is probably fantastic. Can't wait to see it.

It could be, though it hasn't been designed yet. Would Gary Barnett push for tallest? Undoubtedly. He's like the Donald Trump for this generation - there's always some new, flashy proposal for Manhattan. Even with all its success, One57 will be shortlived as Manhattan's tallest residential. But Barnett may like the fit of that crown. He's promised Nordstrom to build an iconic tower. Either way, it will be another supertall under construction in New York, as early as next year, maybe soon enough to steal some thunder from 432 Park.

It looks like an early version of the Freedom Tower design sitting on top of a pedestal that looks like a mountain.

To be honest, one messy, whacky design would contrast well with the relatively subdued designs for One57 and especially 432 Park. At the very least I'm glad all of these 57th St supertalls aren't all the same cheap, blue glass box. I'm digging the diversity, and the architects behind these projects appear keen on making their own unique mark on the new Manhattan skyline.

Even though I want this design to be minimalist and boxy, I could definitely work with a tower similar to the discarded 1WTC design by Liebiskind, but as a full building with no cage on top. And silver, NOT bronze, like the other proposal.
