Kensington Gardens | 45M | 14Fl*3 | Completed

This one has been a while in the making. It fits within the Norquay Village plan so it should avoid the issues that dogged the Rize proposal down the road in Mt. Pleasant.

As a former resident of the area I think it'll be a great addition. Along with the recently completed project opposite of this one and the soon to be completed Eldorado the area is improving quickly. There are a few more project in the immediate pipeline as well as a couple bigger ones not to far down the road. Hopefully the others will also include a large number of 2 and 3 bds units allowing the neighbourhood to maintain a family oriented community.

Great addition along Kingsway, which is currently one of the worst looking main street on Vancouver soil.

I'm excited for my neighborhood. Think of this in context of the condos replacing Eldorado. There are also at least 3 - 4 lowrise infill projects within a few blocks of this project on Kingsway.

I'm excited for this because you guys are right, Kingsway is UGLY right now.

OFG (PriceSmart) is down the road at King Edward Village.
Haven't heard of a new Safeway in years (and would be expensive for this area).
Whole Foods is too high end for the area and Thrifty's is also a bit high end.

My guess for the neighbourhood is a NoFrills, but Westbank would probably charge too much rent.

Is there still a grocery store space at the El Dorado project?

Ah good to know. I've edited the links to fix them. Silly that the builders of the new website didn't handle URL changes properly.

Council has referred the project to a public hearing scheduled for Apr 9th. I know there are a couple of member that live directly in the area that would love to see this project get council approval. Perhaps we can get some of the forumers to write an email into council voicing support at MayorAndCouncil@vancouver.ca Even better if some of the members would like to come out and speak at council and see how the process works in person. There's no Costco close by so instead of hotdogs I've offering to buy food from Wendy's value menu, anyone in?

That public hearing was a shit show. I wanted to go slap half of the speakers at the podium. I was there was there from 6:30 until 9:45 and couldn't take it anymore after Adrienne Carr started to speak and go on and on and on and on. If someone stayed for the whole thing and can post the decision it would be appreciated.
