Have we heard any updates here on GroupM's lease? Is this building going to happen? I think it may be my favorite WTC tower and I'll be heartbroken if it doesn't happen...

Lease could be finalized this year, but might take until early 2014. But a term agreement or term lease, cant' remember what it's called, was signed, which leads to a lease 95%+ of the time.

Sounds like they signed a Letter if Intent, which contains a term sheet. Lease language under negotiation. I'm sure it will lead to a deal, but with both parties' attorneys now burning the midnight oil to get past the redline stage and agree on language and terms not outlined in the LOI, who knows what could happen. We just lost a tenant who was going to pay $60 for 4th floor space (out of 8 and we are talking 16' ceilings and tenant was tech) in our class B building and they had a signed LOI and were a sure thing (until they backed out last week). Their investment committee wanted them to be in a "trophy class A" building instead, so they found 2nd floor space (in a 40 floor building) for $70 in a totally non-competitive building in a totally different submarket instead. "Term Sheet" is in fact what was signed. At last rport negotiations for a final lease agreement are ongoing.

Are they only building the base of this building? Why are they already putting up glass?

Well, I guess while the building is sitting there idle as the lease with GroupM is waiting to be finalized, they might as well be doing something. I'm not sure but if they have the podium almost totally complete they can focus more fully on the tower and it might be able to go up faster.

Very disappointed in the design of this building, as I am with the "Freedom Tower." I wanted to like it very badly for sentimental reasons but ultimately this is not the best 2013 architecture can give us. Shame....

What were you expecting? Also, it's not built yet. Before 4 was built a lot of people dismissed it and said it was boring or unimaginative, but it's turned out to be very well-reviewed as a finished tower. So at least wait until 3 is built. Maybe you'll be surprised.

The design change for this building took place in what? 2011? So yeah no.

Even so you act as if there has been a huge architectural shift since 2005 which there hasn't.

Your right but 4 is the first to be on the original WTC ground. 7 WTC is outside of it.
