Construction At One Paraiso Will Begin Soon As Over 85% Of The Building Is In Contract

One Paraiso, the third of four towers planned as part of the four-tower Paraiso Bay complex, is now 85% sold.

The developers will celebrate what they are calling the ‘fastest conversion to date’ of reservations to contracts at a party for brokers tomorrow. Commission checks will be distributed at the event.

One Paraiso opened reservations in April. Related Group, along with Alta Developers and Strategic Properties are the developers.

Construction is already underway for the first tower at Paraiso Bay, and construction at One Paraiso will begin soon.

Related Group To Break Ground Next Week On 53-Story One Paraiso

Related Group, Alta Developers and Strategic Property Group will host a groundbreaking ceremony for One Paraiso on December 4 (a day before One Thousand Museum).

The 53-story building will include 276 units. As of last month, over 85% of units had been sold at prices that ranged between $600 and $700.

One Paraiso is part of the four-tower Paraiso Bay complex which is already under construction. The FAA recently granted approval for One Paraiso to be built at 546 feet above ground level.

Arquitectonica is the architect. Interiors are being designed by Piero Lissoni, wile Enzo Enea is handling landscape design.

Related Group is in the process of converting reservations to contracts at two projects, which will allow for construction to begin soon.

Both Hyde Midtown and Paraiso Bayviews have close to 30% of units converted to contracts since the effort began 30 days ago. Those numbers were achieved even as Art Basel and the holiday season interrupted the process.

Related Group’s Carlos Rosso told TNM that rising land and construction costs could mean that these are some of the last chances to buy at entry level pricing. Units start from $300,000, or the low $400s per square foot.

Arquitectonica is the architect for both projects.

Construction on both projects is estimated to begin in the late second or early third quarter.

Related Group To Launch Sales For Gran Paraiso Next Month, With Interior Design By Piero Lissoni

Related Group is preparing to launch sales for the fourth tower at the Paraiso Bay complex.

Details of the project haven’t been released yet, but sales will launch in early May. The developer has approval to build one more 52-story tower on the site, with 345 units.

The newest tower will likely retain the exterior Arquitectonica design, but is also likely to be priced higher than the first Paraiso Bay tower (blame rising construction costs). Work on the first tower is already underway.

The tower will be branded Gran Paraiso. Interiors will be designed by Pierro Lissoni, the Italian designer who designed interiors at One Paraisio

Pricing Revealed For 317-Unit GranParaiso, Where Reservations Are About To begin

Related Group has revealed pricing for the second Paraiso Bay tower, which is being branded GranParaiso.

The most inexpensive condo in the 317-unit building will start at $700,000. For that price, you’ll get a 1,055 square foot unit with one bedrooom and a den, along with 1.5 bathrooms.

A twin Paraiso Bay tower is already under construction after launching sales 20 months ago. In that tower, unit prices averaged $550 per square foot. GranParaiso will feature additional luxury features compared to the first tower, including interior design by Pierro Lissoni (construction costs have also risen.)

GranParaiso is one of four towers at the Paraiso Bay complex, which also includes One Paraiso and Paraiso Bayviews. Nearly all of the units at the first Paraiso Bay and One Paraiso Bay are sold out, with most units at Paraiso Bayviews also reserved.

Reservations, which require a 10% deposit, will begin this month. The project is expected to go to contract in August (at which time a second deposit will be due), with delivery in mid-2017.

Meyer Davis reveals plans for Paraiso Bay’s Michael Schwartz restaurant

Meyer Davis Studio, the New York City-based design boutique tapped to create the two-story restaurant and beach club, displayed renderings during a brunch presentation at Paraiso Bay’s sales gallery, catered by Schwartz.

“We want it to be really accessible,” Meyer Davis co-founder and interior designer Will Meyer said of the restaurant. “A place you could go all day long — a neighborhood place.” When completed by late next year, the Paraiso Bay Restaurant and Beach Club will have a “lofty,” industrial look with high ceilings, an open kitchen and bar. The second floor will feature a private club, with an outdoor patio and pool, said Gray Davis, co-founder and interior designer of Meyer Davis. Meyer and Davis said they started with the idea of a historic building. “What we thought would be cool… would be to imagine if there was this one villa and everything was around it,” Davis said.
