I often bike through this as I live off Long Bow. When pedestrians and cyclists get the okay to proceed northbound you have little vision of the cars coming west from Oltorf as the barricades jut out into the intersection. I’ve seen vehicles push through the red just to not wait another light cycle.

In South Austin, Industrial Boulevard is St. Elmo’s Next Big Deal

A number of rezoning cases on the agenda for Austin City Council’s February 1 meeting later this week point to big change on the map for the St. Elmo neighborhood of South Austin. But what’s interesting about the projects seeking these rezonings is that none are planned for the neighborhood’s main thoroughfare along St. Elmo Road, but instead a few blocks north on Industrial Boulevard, which increasingly looks like the district’s new development axis for major mixed-use projects adding more residences and retail to this largely industrial neighborhood.

The first two rezonings on deck here would add Planned Development Area (PDA) designations for two nearby industrial tracts owned by developer Leifer Properties at 300-440 Industrial Boulevard and 560-600 Industrial Boulevard, sites both currently occupied by warehouse facilities that Leifer plans to redevelop as mixed-use residential buildings with retail — the 4.7-acre tract at 300-440 Industrial Boulevard would include approximately 686 residences and 10,000 square feet of retail, while the 4.3-acre assembly at 506-600 Industrial Boulevard would grow to 600 residences with 12,800 square feet of retail and a roughly 5,000-square-foot brewery and beer garden.

With the PDA zoning secured by Leifer Properties, new developments at its two Industrial Boulevard tracts can rise to a maximum height of 125 feet, or more than 10 floors. That’s a significant infusion of density for this district, and could provide the changing neighborhood with a new benchmark for height — the advantage of developing these types of projects in the St. Elmo region is that single-family homes are almost nonexistent in this immediate area, meaning most projects in the district are not bound by major compatibility restrictions.

This area should be up-zoned the way the Domain and Gateway areas recently were.

St. David’s snags Planning Commission approval to expand South Austin presence

The Planning Commission unanimously approved a rezoning request on Feb. 13 that would allow St. David’s to redevelop an existing medical office complex at 4007 James Casey St. The medical office currently sits on a 6.3-acre site and leases space to several health care specialists, including the Southwest Regional Cancer Center and Texas Heart and Vascular.

St. David’s plans would add 136,000 square feet to the existing building, which was built in the 1980s and is currently two stories and 58,205 square feet. St. David’s owns 51 percent of the property.

The additional office space is intended to fulfill growing health care needs in South Austin, according to St. David’s initial rezoning application.

Does anyone know what's being developed at the old LJS site on Menchaca and Ben White (across Menchaca from the Dan's)? It looks like a drive thru coffee/fast food situation.

Interesting how much they boast in their release on embracing and enhancing the culture of soco and then develop a solid tan building with no character.its not ugly just Seems out of place here, like it vibes more with college station student housing or somthing for San Antonio. At least it’s mixed use!

I think the culture of SoCo is more about ground floor uses. It's not like there is a lot of distinctive architecture, especially that far south.

You’re right, but the architect in me just wants someone to create some weird and eclectic buildings to match the energy of the original tenants that get replaced every year with more upscale establishments
Just seems like a fun idea
But yeah few people besides those on here ever look up at a building anyways

This looks much nicer than the two gas station buildings, repair shop and old apartment building it is replacing. The wider sidewalks and bike lanes are also a welcome addition

Well, there should be. There's good stuff as far out as springdale on the east side, and this lot is still very much a part of S Congress.

Would have like to see someone like Michael Hsu or Chioco on this project.

That said, it's not too bad. It's at least decent materials with an interesting top floor. It's a B- when it could have been an A.

To each their own, I think it's a very handsome looking building. We need more brick buildings in this town.

looks like they did the interiors (renderings look pretty nice on the instagram page)

If they build as tall as they’re allowed, that’s roughly as tall as the flyovers at 290/71 and I-35. Anything taller and a skyline will start to form.

We talked about surf lakes back in 22 and then someone asked on this thread last year but can’t find it anymore . It’s now all over social media. Was there a new update that I missed on it or did people just finally take notice that it was proposed lol?

The big one proposed for Cedar Park is apparently dead and the City withdrew the incentive package.
