Genaro Urueta’s Maspeth-based firm is the architect of record. An anonymous Brooklyn-based LLC is the developer. The 11,766-square-foot site’s single-story predecessor was demolished in February. Completion is expected in 2019.

But smaller opportunities for positive transformations still abound within the myriad of older structures that compose the bulk of the neighborhood’s urban fabric, and one such opportunity is located at 50 Nevins Street, which is set for a redevelopment and expansion by the Institute for Community Living.

The existing eight-story building measures just shy of 70,000 gross square feet, and hosts a 150-room SRO community facility, licensed by the New York State Office of Mental Health. The building also includes an adjacent 10-space parking lot on approximately 4,000 square feet that would be part of the redevelopment.

New plans for the site would expand the building’s total area to just shy of 104,000 square feet in total, and convert the 150-room SRO facility to 120 units of supportive and affordable housing. The project would also include commercial space slightly exceeding 4,000 square feet along its base, which is perhaps the bigger positive change promised by the plans.

Job applications filed for the site in March list the total construction floor area at north of 120,000 square feet. The net numbers break down to 63,956 square feet of residential development, and 11,725 square feet of commercial space.

The residential component will be divided between 71 units, giving an average unit size of about 900 square feet. That would normally correspond to rentals, but Long Island City and the neighborhoods to the east can occasionally see condo developments with relatively small units, so that is not impossible here.

SRA Architecture + Engineering is behind the design for the building, which will markedly improve a small slice of the rapidly-densifying Jackson Avenue corridor. The envelope of the building will be mostly flush with the street-wall, enhancing the urban feel of the area, while the structure itself will be clad in white and grey. The result will not be particularly stunning in its own right, but it will still make for an attractive smaller building that helps the growing streetscape both aesthetically and functionally, thanks to the retail.

Threefold is developing the project, which is replacing a three-story walk-up building, as well as an adjacent vacant lot. While the building’s six floors will be somewhat taller than the surrounding structures, the scale will not overwhelm the neighborhood by any means. No ground-floor retail means no additional eyes on the street, but nevertheless, 1404 Bushwick will still be a positive contribution to Bushwick’s urban fabric.

Firstly, drilling work being performed at the long vacant Trinity site (bounded by Canal to the south, Varick to the west and 6th to the east). I wonder what is planned here? It's a fantastic and relatively large site:

On-site signage indicates the tenant will be a Best Western, which is not normally known for stellar design, however, 88 Walker will be surprisingly attractive compared to similarly-scoped hotel developments in the surrounding neighborhoods. The exterior appears to be free of PTACs, which is always a positive when it comes to budget-minded architecture, and the envelope will also be flush with the street-wall.

The facade will be covered in panels of several different colors and materials, however they do not appear to be entirely plastic. The composition almost seems to harken to the International Style of architecture, long dormant in New York City. In any case, while the design isn’t necessarily all that attractive, it will still be a positive for the block, and the exterior will certainly be something different.
