There are a few new renders for The Mix in this week's council agenda. Very similar to what was there before but a little less glass on the top floors.

The heritage committee is requesting some changes to materials but it sounds very much like things are proceeding. I drove by there lunchtime and there was a crew there busy at something!!

Not very good renders and I think the finish doesn't look as good as the previous design. But at this point, I don't care. Just want to see something done with this place.

The upcoming agenda also lists a new construction permit issued for the Mix.

I preferred the articulation of the previous design. In comparison, the current façade feels a bit flat. But it's great that something reasonable is moving forward without tearing down the original structure. The heritage committee objected to the use of steel siding on grounds of durability (I think it ages quickly in St. John's climate).

The fact that it has taken this long for something to happen with that building tells me that the market demand in St. John's wasn't nearly as strong as we thought it was for condos/apartment buildings. You'd think in a market as hot a St. John's over the last 10 years a dilapidated vacant building in the center of downtown would have been developed years ago IF there was a real strong demand.

I don't think the market for high-end condos was ever here considering the number of proposals for them vs. how many have been developed. The weird half-suburban mid-range condo market was healthy for a while, but I never understood those to begin with.

Those multi-million condos on Kenney's pond sold quickly.

You'll have to refresh my memory on those. If it's the building that's only been proposed up to this point that I'm thinking of, their penthouse suites are still being advertised on remax, so saying they've sold quickly may be a bit of a stretch.

^ Sometimes renderings are misleading, but from what I can see, this design doesn't compliment the original structure in any way. The style tends to look like public housing, a hotel or hospital from the 60s. My guess is that's not going to be very popular with people hoping for quality design downtown. Of course it will be better than a dilapidated empty shell.

My first reaction to these new renders, especially the back of the building facing Water St., is that they are “cheaping out” and trying to keep the cost down.
Understandably the Heritage committee was probably not too happy about the amount of glass curtain wall in the original proposal but this latest look seems to be a bit “half assed”…a 1000 times better than what is there now but could be better.
If a more modern, ie: glass, look isn’t acceptable for the top floors and the addition, I would rather see them continue with the concrete, or something similar. Maybe something similar to the texture and color of the 351 parking garage.
I won’t complain too much though, God love ‘em for getting this project kick started

A representative from HGL provided me with the following reply regarding The Mix completion.



So....probably early 2017 or never at the pace things in St. John's are constructed.

I drove by the site today and a massive crane is now in place to start work on the addition of the new floors! Finally!

It's great seeing some movement on this project, it's been a long time in the making. Finally this eyesore will be replaced by something much more nicer looking.

I drove by there this morning and it looks as if they were staging some steel on the roof. Hopefully we will see those new floors start to rise in the coming weeks. Progress appears to be slow but what we can't see is all the work going on inside to sure up any structural issues. I wonder if they resolved the issue of the floors in the two building not being the same? I understand they are (were) offset by about a foot.

Few pics of MIX taken a couple of weeks ago. I noticed the other day that they have started to paint parts of it...two guys, one with a roller and the other with a brush !!! I couldn't believe it, haven't they heard of spray painting?
