Ground Floor Retail/Restaurant in New Buildings

The St. Anton building on 21st and L is converting some of their ground floor retail space to 4 live in commercial units.

Does anyone think we're at a saturation point of ground floor retail/restaurant space in the central city? If not, I think we have to be very close to it.

How would you like to see developers address this issue for all the proposals that are in the development stage? Do residential only buildings still pencil out for developers?

I think the problem with the St. Anton building is a poorly designed retail space coupled with a disadvantaged corner. I wouldn't read too much into it.

And once the new state building is up, they will be demoing half the state capital... which seems crazy, but exciting.

Ahh I've been wondering what the plan was, so the workers currently in the Capitol annex will move to this O Street building until the new annex is built? I know the new annex already has funding allocated, is it going to be built on the same footprint as the old, directly east of the Capitol building itself?

I don't know the specifics, if you try to piece together things that have been written over the last year from the business journal and the sac bee you only get about half of the picture. Maybe someone here can enlighten us further.

We’ve been beyond the saturation point for a decade. I recall an architectural design conference when we had architects from San Diego warn Sacramento City politicians and developers to avoid this very problem by including more ground floor residential instead of retail in order to animate the ground level. The point was to avoid empty storefronts or too many bail bond shops, tattooo shops, cannabis shops (today) or another Starbucks.

I think it’s a great idea.

Huge for development in the Railyards:

Billionaire Burkle to join Sacramento Republic FC. Is a Major League Soccer spot next?

"Besides taking over the team, Burkle has tentatively agreed to buy Republic FC’s proposed MLS stadium site at the downtown railyard, plus 14 adjacent acres to develop an entertainment district. The land is owned by a company controlled by developer Larry Kelley, a minority owner of Republic FC.

“This larger purchase creates endless possibilities for expediting the build-out of the railyard,” the mayor said, comparing it to the Downtown Commons entertainment complex taking shape around Golden 1 Center.

Burkle’s involvement in Republic FC turns around an effort that once seemed to be a sure thing, but grew increasingly dim in the past year as other cities secured MLS expansion teams. Steinberg, Burkle and Republic FC officials are expected to visit Garber next month at league headquarters in New York.

It’s unknown how much money Burkle is prepared to pour into Republic FC. The MLS expansion fee is expected to cost $150 million. Ben Gumpert, president and chief operating officer of Republic FC, said the team’s proposed new stadium could run well over $250 million. All hinges on getting the green light from MLS, but this is huuuuge for getting the Railyards going.

That is exciting if for no other reason than it again shows a willingness from outside big investors to pour their money into Sacramento (Ranadive, the Jacobs brothers Mark Mastrov and now Burkle.) Whether or not Sacramento can beat out St. Louis, Phoenix and San Diego to secure the remaining MSL expansion team remains to be seen. Yet even if what is eventually built in the rail yards is a 14,000 seat permanent / expandable USL soccer stadium, it could still be something special like a day at the River Cat’s Raley Field. I hate baseball but I love the experience of that ballpark (even though i rarely pay attention to the game).

Sacramento might get a 29-story tower for long-suffering California tax collectors

Again I rather have it built within the Central Business District, the railyards near the proposed soccer stadium or in the West Sacramento. I'm not really a fan of a skyscraper in the middle of nowhere. But whatever.
