From an engineer friend of mine - another new office tower:

Quote:
Bentall will redevelop 1090 West Pender. 31 storeys, 550,000sf, 6 level ug parking.

MCMP will be the architects.

Me too! It has a UK look to it.

Would much rather see the red brick building across the street have a 31 story office tower built on it.

Now, if this new tower was 41 stories, then I would not be as upset, but we will have another 110 to 130m office tower, would love to see one break 150 in this city one day....

Thanks. Doesn't really sound all that exciting - they could've gone tall there, but at 31 storeys doesn't sound like max height. Would be nice to see Bentall mix it up in choosing an architect. MCMP have a monopoly on designing our most recent office towers! (though Telus was Henriquez)

Count me in on that, too. One of the better or at least more interesting examples from that era, in my opinion.

It's actually 31 stories ON TOP of the 11 stories in the existing building, for a total height of 42 stories and 540 feet, which is perfect for the location. Floorplates range from 14,000sf to 9000sf at the top, which is still larger than at MNP tower. The bulk of the new tower structure will replace the parkade next to 1090, but regular office floors don't begin until level 12. The existing building will undergo a seismic upgrade, with the first 2 floors (where Purolator is) reclad in spider-glass curtain wall to suit high end retail. It's a similar type building to 900 Hastings where Chanel is, and so will go through a similar upgrade.

It's the best of all worlds!

For clarity, is this a real concept, or an outsider's wish? Just curious...

What's the viewcone policy for this site. I believe this site can go up to 600 feet, at the city's discretion. We need a tall office tower in order to break the monotony of condo drabness. dleung's a reliable source isn't he?

It would be awesome if its true.
It does however look a lot like a tower from La Defense plopped into Vancouver.

Yea this is too good to be true, and I mean that from an engineering standpoint. I'm pretty sure the foundation of the existing 11-story building was not built to support an additional 31 stories.

Also if anything makes dleung happy, you know it's too good to be true.
