...The Jefferson Walkway development, an eight-unit project that consists of six, new construction cottage homes, a renovated historic home and an accessory dwelling unit.

The six cottage homes and the accessory dwelling unit are framed out. The cottage homes will front a pedestrian walkway to the south, that will connect Jefferson Street to 200 West. The renovated home was relocated several yards to the south to have it sit just south of the new walkway. The accessory dwelling unit is built above a two-car garage that will be used for the tenants of the renovated home.

...The 60 Greenprint units will be between 250 and 350 square feet. The units will be studio apartments and according to a September 2016 interview with the project’s developer, Steve Ruf of Ruf Associates, the apartments will rent between $700 and $800 a month.

The apartments are geared toward car-free Millennials. The Greenprint Apartments will not include off-street parking for residents but will provide eight bicycle stalls per building.

...The city continues to chip away at a large affordable housing deficit. Today local officials gathered to officially open the city’s newest addition in affordable housing, the 9th East Lofts at Bennion Plaza a 68-unit mixed-use building on the 400 South block of 900 East.

“This is a model for mixed-use affordable housing… and is a dent into the great need that we have for affordable housing,” said Palmer DePaulis, chair of the Housing Authority of Salt Lake City Board of Commissioners.

Like most of the affordable housing in development in the city, the project was strategically placed near transit. The 9th East Lofts are a just a few yards from the 900 East TRAX Station and are directly adjacent to the 209 bus route, a high-frequency bus route that runs every 15 minutes from 6 a.m. to 7 p.m...

...On Thursday, March 16, the Historic Landmark Commission approved a new construction and special exception request by developer Clearwater Homes for the Marmalade mixed-use development, a 265-289 unit mixed-use project proposed for the northwest corner of the Marmalade Block. The units will be a mix of studio, one and two bedroom apartments.

“We want to make a notable multifamily project that really stood out,” said Micah Peters, CEO of Clearwater Homes.

The project consists of three buildings above a shared two-story podium. The two large buildings will be five stories above the podium level and will be u-shaped each with an interior residential courtyard. The development also includes two pedestrian plazas that will connect 300 West to a rear walkway and mid-block city-owned public plaza...

...The Wasatch Front where most of the state’s population is concentrated has geographic barriers that will force state and municipal leaders to look at how the region’s growth is managed.

“We are running out of space,” said Ted Knowlton, the deputy director of the Wasatch Front Regional Council. “We can’t widen a number of our key transportation corridors.”

Knowlton presented updates to the WFRC’s regional plan for Salt Lake, Davis and Weber Counties Thursday during a lunch gathering for the Utah Chapter of the Urban Land Institute.

The WFRC is in the process of drafting its newest plan for regional growth, the Wasatch Choice 2050 and the Regional Transportation Plan. According to Knowlton the plan is still in the community outreach phase and will be more ambitious than past plans...

“We love the neighborhood, the Central Ninth neighborhood, there is a lot happening, ” said Jake Williams of CW Urban, the project’s developer. “There is a cool neighborhood environment being created.”...

SOUTH SALT LAKE — ...South Salt Lake is taking a decidedly aggressive approach to creating what civic leaders hope will be a bright future for their namesake hometown.

Representatives from South Salt Lake broke ground Monday on what will be the city’s new downtown near 2200 S. Main.

The first phase of the mixed-use development will include retail and residential components as part of the initial implementation of the
South Salt Lake Downtown Master Plan to develop a 235-acre area in the heart of the city, explained Mayor Cherie Wood.


"It's taken us seven years to get to this day, and we're super excited about it," she said. "This is a great location, good visibility;
just under a half-million cars pass through this quadrant a day on State Street, I-15, I-80 and 21st South."

With the development located adjacent to the Sugar House streetcar S-Line, the project is the city's first effort to develop a neighborhood built around transit,
complete with the amenities necessary to provide a carless community for local residents and visitors, she said.

"We really wanted to (direct) everything (toward) the streetcar as it came through downtown," she said. "We wanted the streets to be walkable
and the downtown to be walkable, so that's where you can walk with your kids, go get groceries, get dinner or go hang out in the park."

Central Metro - Prestige Tower Project - Sandy

Design is nearing completion for the 13-story Prestige tower located in the south end of the Salt Lake Valley. The multi-family condominium building is the first of a planned
four-tower mixed-use complex. Onsite soil conditions required that the steel-framed building be founded on 90 foot deep auger cast piles. Construction is expected to begin
mid-summer. Russell Platt Architecture is the project architect. Wright Engineers’ David Winn, SE, is principal in charge and structural engineer for the project.

From the architect. Petzl America completed their new North American Headquarters in Utah, which is on track for LEED platinum certification. Petzl's business is based
on verticality and light, and the building is a metaphor for these concepts. The overall design incorporates a long list of sustainable features including a roof mounted photo
voltaic array, natural daylight throughout all areas of the building including the distribution warehouse, bioswales on site to capture the rain water from the roof and re-charge
the ground water, a plug-in for electric cars, recycled materials and products purchased within a 500 mile radius of the building's geographical location.

The company has a dog-friendly policy that allows employees to bring their dogs to work, enhancing employee satisfaction for the work place. An exterior dog run was included
in the site design, along with a community garden for employees with raised planting beds. The site is located adjacent to a TRAX stop, and the company encourages employees
to use mass transit to work as well as bike to work. The building design includes a room for interior bike storage and a bike shop for employees to work on their bikes.



Paul Petzl, the founder of the company, along with Roody Rasmussen, Sr. Vice President for Petzl America, visited ancient Peruvian ruins as part of a Petzl Foundation trip, prior
to the start of the design process. The ruins were inspiring, and helped get the creative direction established for the overall design concept. The exterior of the building is clad
with a multi-dimensional GFRC cladding, designed to inspire the sandstone cliffs of southern Utah...

Update, State Prison Project - Utah State Prison design revealed with explanation of new management style

“If we start with the stereotypes that prisoners are evil monsters who deserve penal hell holes, we’ll take the same failed approach, but if we design prisons that look more like colleges, then we can start seeing prisoners as people with potential," said Yvonne Jewkes, a criminologist at the University of Brighton in the U.K. and a key voice in the emerging international conversation on prison design.

That community of experts will be closely watching Utah's new prison, one of the largest and most ambitious projects to date. Utah new facility is, quite literally, the "next big thing," the boldest effort to date to combine a massive, centralized facility with the new principles of prison design.

SALT LAKE CITY -- The State of Utah released artist renderings of the new state prison's interior design, signaling a shift in management of cell blocks.

The layout allows some guards to monitor the blocks from behind floor-to-ceiling windows, while their partners stroll the block with a technique called direct supervision.

The State Prison Development Commission saw the new designs and got updates on construction and funding at a meeting held Friday.

State Corrections officials said direct supervision has become the standard around the country because it's proven to reduce violence and help prisoners stay on track with education, jobs, and other programs meant to prevent recidivism.

The prison will have a 4,000-bed capacity. Corrections officials told lawmakers that's bigger than most modern prisons around the world.

Construction should be complete in November of 2020, and staff will move in and prepare to welcome prisoners in the Spring of 2021.

...The prison design will include several different types of housing areas to allow corrections officers to reward prisoners for making good choices as well as punish those who aren't behaving well, Miller said.

Prisoners doing well would be able to live in areas where their bathrooms aren't in their bedrooms and they have their own bed rather than a bunk bed, Miller said. Those facing punishment will be in traditional prison cells with bunk beds and bathrooms nearby.

"We are reinventing, in many ways, how corrections are delivered in the state of Utah," Miller said...

Why Utah's new prison design is cutting edge

Utah’s current prison in Draper is steel gray and massive inside. As if from a scene in a dystopian film, long rows of clamorous cell blocks recede into the distance with four vertigo-inducing levels of cells hovering overhead, all lit with harsh fluorescent lights.

The state's new prison, however, will look very different, starting with a more human scale, according to planners. Smaller units set on just two floors will all open onto a day room. Cells will be angled to capture natural light from large windows in the commons area with colored walls, while windowed doors on cells replace gray steel bars.

Scheduled to open near the Salt Lake Airport in 2020, the new 4,000-bed prison will also function very differently from the facility it replaces. And while much remains to be determined, the watchwords of “humane” and “normalizing” are guiding the way, say the architects, designers and corrections officials planning the new facility.

Liberty Crest apartments downtown look completed


The Bonneville near downtown. Not a huge fan of the blue, but good project for the area.


Alta Gateway in the downtown / gateway district seems to have units ready.



Noticed this downtown building getting some renovation work.
