I think honestly that I'm totally fine with this being so close to the other buildings around it. Say what you want about the design (It's another 400' blue or green? rectangle) but I like the fact that the developer is actually putting more than one substantial building on one city block.

I've started to get extremely tired with developers forcing themselves to use an entire block, and essentially filling empty space with a podium i.e. the Fairmont.

The Fairmont is one of the few buildings where a podium makes sense since it actually needs large floorplates for ballrooms. The JW Marriott is the same. Even the W needed one with the Moody Theatre being there. The only one I'm really critical of is AMLI on 3rd, which is made worse when you realize most of the podium is parking with a small amount of retail fronting 2nd Street and it's topped with only a 18-story tower. And there's AMLI Downtown and the two office buildings flanking city hall. Those buildings were a good stepping stone almost 20 years ago to making downtown denser, but they seem sort of out of place now.

I like it because it will light up Shoal Creek down below at night. The white light on the Bowie is like having a Moontower down there at night and this one will light up that next bend in the creek. (fwiw I think it would be cool to put a new Moontower at the new library next to the bridge at the end of 2nd Street).

The Grove, Huts, Frank and Angies, Irenes, a place in the bottom of 360, a place in the bottom of 3rd and Shoal, Prosper hotel restaurant. Add those together and you've got a little 'riverwalkish' restaurant district along Shoal Creek lit up by these night lights. Also the Independent could have a restaurant, the new library should have coffee shop and outdoor seating. Add in Block 185 and feed into 2nd Street district. I just love the way our city/grid is being woven together and I'm excited to watch it develop (I am a greedy hobbitses as well).

It should look nice from the Pfluger bridge, Lamar, Mopac, Zilker Park....

From this view you can see Third + Shoal, but it will soon be blocked by Austin Proper.

Really great pics, you're really in a groove there. And luckily focus in on just the things a skyscraper aficionado would want to see.

I now predict that the electrical substation gets moved or sunken within the next 10 years -- probably less. That's too valuable a piece of land to be taken up by that kind of infrastructure.

Great pics!

Man, I would really love to see that electrical substation moved and then redeveloped and the last Green Water block redeveloped and see you do some aerial photos hovering over Shoal Creek looking down that new canyon.

Also, I can't get over how small the footprints are of Third+Shoal and Austin Proper. I don't know why I was expecting bulkier buildings. These are really quite small.

Yeah, I'm probably an optimist -- and certainly no engineer, and have no real sense of what it would take to do something like that. But I could see 1) that parcel's value increasing by leaps and bounds pretty quickly, and 2) the city asking for help/money in relocating the substation from a potential developer.

It's a pretty big lot, and as the rest of the Green Water development fills up, it's gonna be more and more valuable.
