^ The rendering quality on this thing really sucks. If they did it right, it could look OK. It is a little different for sure.

The positive news is that at least it's for a vacant lot:

^ Agreed, the crappy rendering is probably the main reason behind the off putting appearance of this proposal. That said, while I don't like balconies being such a prominent feature of any development, they can be done well (like Aqua, which this building seems to be evoking/attempting to emulate). Hopefully they release better renderings.

Always good when a parking lot bites the dust.

I don’t know, I think the rendering quality detracts. There’s buildings like this in Toronto that look similar, and the balconies look way nicer than you’d expect.

Problem is with sketch-up, zooming out makes the line weights really heavy

I think this has the potential to be a stunner. Is it condos?

Nice. When I saw the balconies, that's what I was referring to when I said "if it's done right." This thing is fairly narrow and if that's parking in the first 5 floors or so, then it's better than most podiums. Ground floor space has the potential to not look bad either. Thad bad rendering quality definitely takes away from this. Just imagine if they had a high quality, more realistic image instead.

Definitely looks like they took a puzzle piece off of the Aqua lego model. But I'll take it over a parking lot.

Maybe if the entire side of the building had balconies, but right now it looks like someone took a giant bite off the this tower.

I highly doubt there's anything going on there...

I was just wondering what were the plans or any inside info. I'm pretty sure every project "proposed" there is dead.

With EMME just completed on the same block you have already seen an influx of new retail in the area, particularly on lake. This would go a long way helping continue that momentum.

it would look better if the non terraced floors were similar in count to the terraced ones, like this

(not necessarily that tall, that's just to illustrate my point)

The rendering is pretty bad. It's actually just screenshots of the 3d Sketchup model. But even if it was fully rendered out nicely it would still just look like Toronto filler.

I don't mind it that much because it's pure filler, but yeah it looks like a genetic mutation of three buildings
