...The developers hope to start construction spring 2018 on Building B, a 100-room boutique hotel with three-floors of residential that would replace the two homes slated for demolition and the relocated home on 600 South.

Building B is one of six proposed buildings that make up the Trolley Square project. The building along with Buildings A will be the most prominent and will front 600 South directly south of Trolley Square. Both buildings will be five-stories tall. Building A will be all residential.

The building that will front 700 East is referred to as Building C and will be four-stories tall and all residential. Buildings A, B and C will be built up to the property line on 600 South and 700 East respectively.

Buildings D and E will be midblock and accessed from an internal street connecting 600 South to 700 East. Both buildings will be five-stories tall and all residential. The buildings will front a mid-block private street and Ely Place, a midblock street that connects to 700 East. Building three floors of residential units above two floors of parking. Both buildings will step back 10 feet at the third floor to reduce the scale of the building. The buildings will also have setbacks from the property line to reduce the impact to adjacent properties.

The sixth building, Building F will not abut any of the other buildings. Building F is proposed for the 0.27-acre parcel at the southeast corner of the 600 S and 600 East intersection. Building F will be a three-story apartment building with two floors of parking and two floors of residential...

“The Gateway is becoming much more experience driven with a focus on community and entertainment,” said Hatch.

Earlier this month, Vestar debuted two murals by international art collectives 2Alas and Dourone. The first is across from the Planetarium TRAX station on 400 West and is by 2Alas, an art collective comprised of New Yorker Andrew Antonaccio and Cuban-born Filio Galvez. The mural is titled “Loretta Young” after the Utah-born, Academy-award winning actress. The textured mural is designed to visually change when viewed through a camera lens and according to the artists, it is a modern interpretation of what it means to be human in a heavily mediated society.

On the north face of the Clark Planetarium is Dourone’s “Two World Faces.” Dourone, aka Fabio Lopez Gonzalo, started as a graffiti artist in Madrid and focuses his work on urban spaces.

Interesting stuff located in the AAB Agendas. I wonder if it
is possible to access the report mentioned on page 7
containing information on the largest unserved markets
top 20 international O/D markets? Does anyone want to
make a request to the AAB with the email linked on the
agendas page at AirportRecords@slc.gov ?

The report also says that China is the largest Asian market
from SLC but plans are restricted by the existing bilateral
agreement and its restrictions. Nothing was mentioned
about the upcoming DL/KE joint venture.

The housing cluster around North Temple and Redwood Road continues to build up. Three projects with 581 total units are currently under construction, the North Temple Flats, The Meridian and West Station Apartments Phase Two.


North Temple Flats
The North Temple Flats run along I-215 just south of West North Temple and is framed up to the second level. The project is being developed by the Summit Housing Group, a Montana based company that specializes in low-income tax credit developments. This SLC Housing Trust Fund project consists of 168 units, 98 of which are income restricted and the rest are market rate. Designed by Architecture Belgique, it replaces a motel and a small mobile home community.

The Meridian
The Meridian (formerly referred to as the Orange Street Apartments) are on the south side of North Temple just south of Sutherland’s Lumber and west of Redwood Road. Developed by Lake Union Partners of Seattle, this market rate project will have 265 units

The West Station Apartments Phase Two is just northeast of Sutherland’s Lumber along Redwood Road.

Michael Ori, the owner of Studio Elevn a film production and creative coworking company, has released renderings and site plans for his company’s plans to redevelopment the Pickle Building and adjacent Hide Building into a 1.5-acre, energy-efficient, creative campus for the local arts community.

The Salt Lake City Office of Economic Development selected Ori’s project as its submission for the Vote Your Main Street sweepstakes. Salt Lake City is own of 25 cities competing for a piece of a $2 million grant from the Partners in Preservation, a collaboration with the National Trust for Historic Preservation, American Express, National Geophric and Main Street America...

The first phase of the North Fourth Apartments, on the 300 North
block of 500 West consists of a six-story building with 112 one and
two-bedroom apartments, 81 of which will be income restricted units
that will include a mix of units available for residents earning between
25 and 50 percent of the Area Median Income (AMI). The project is
directly west of the 4th West and Hardware District development, the
largest market-rate residential project underway in Salt Lake City.
The North Fourth is just over a block away from from the North Temple/Guadalupe TRAX and FrontRunner Stations.

The Bodhi Apartments

The five-story Bodhi Apartments on the north side of the 700 West block of South Temple will have 80 units, 60 of which will be targeted to several low-income groups.
Five of the unit will be reserved for the chronically homeless, nine will be reserved for people with diagnosed mental illness, nine for people with mobility issues and the
remaining 37 units will be set aside for residents earning less than 50 percent AMI.

Downtown Update - Moda Granary Place

JF Capital’s Moda Granary Place is well underway on the northeast corner of 300 West and 700 South. The project will contain 134 units, all of which will be reserved
people making up to 60 percent AMI. The project is three blocks away from the 900 South TRAX station.

The Central Ninth neighborhood is quickly becoming Salt Lake City’s premier neighborhood for missing middle housing, with multiple projects underway within a two block radius of the 900 South TRAX station. On Wednesday the Salt Lake City Planning Commission unanimously approved a Planned Development application and a Preliminary Subdivision Plat Application for the Ruth, a 17-unit mixed-use project by CW Urban proposed for the 800 south block of 300 West.

The Ruth will be CW Urban’s second missing middle project in the neighborhood. The developers are currently constructing the Ruby, a 12-unit, single-family attached row house development on the 800 South block of West Temple.

...There are four buildings underway, two hotels and two residential, within a block of 200 South between West Temple and 300 West. The two hotels will both be under the
Marriott brand and will add a combined 259 guest rooms. The two apartment buildings, the Milagro and Pierpont Apartments, will add 269 total market rate units.

These projects along 200 South are just one phase in a much larger vision for the area that has the potential to bring new
vibrancy to the downtown blocks between the Vivint Smart Home Arena and the downtown core on Main Street...

Pierpont Apartments

Excavation work has started for the Pierpont Apartments, an eight-story apartment building just a half block north of Pioneer Park on the corner of 300 West and Pierpont Avenue. The project is by Gardiner Properties and will have 87 apartments in what is a relatively modest footprint for a new apartment building in Salt Lake City.

The project replaces a surface parking lot and will include 124 structured parking spaces for both the residential units as well as the existing commercial building to the south...

Marriott TownPlace Suites

Construction has started on a small infill project, the Marriott TownPlace Suites, just a block to the east of the new AC Marriott Hotel on the 100 West block of 200 South. The project replaces a small surface parking lot directly south of the Salt Palace Convention center and next to the rebranded Holiday Inn Express. Developed by the Kimball Investment Company, the six-story project will have 95 apartment-style rooms for longer stays and will utilize the existing parking structure south of the Holiday Inn Express.

Developer proposes mixed-use project for parcel next to Liberty Park

The area surrounding Liberty Park is continuing its incremental growth. Developers, Projection Three, plan to add to the area’s growth with a mixed-use development on the southwest corner of 500 East and 1300 South. Based on planning documents, the project will consist of surface parking and two, two-story buildings that will include a mix of restaurants, creative professional office space and one-bedroom apartments.

“We feel that this mixed-use zoning deserves a true mixed-use structure (s) which is brand new, up to current code, more attractive for the area and attracts people
in the community development and business/personal growth,” wrote the developers in their application to the city.

A former medical clinic will find a new use as the Historic Landmark Commission unanimously approved a new construction and demolition request for the 508 South Temple residential development, proposed for the southeast corner of the 500 East and South Temple intersection.

The project, by Ivory Homes subsidiary ICO (Ivory Commercial and Multifamily), includes a five-story new construction residential tower above a parking garage and the adaptive reuse of the four-story medical building. The new tower will have 73 units and the medical building will have 39 units. The unit mix will be one penthouse suite, 12 studio, 68 one-bedroom, 24 two-bedroom and seven three-bedroom apartments...

Developer plans to renovate old Biomat Building

Another long-vacant building is getting a second life. Developers RX Cribs, plan to renovate the Biomat Building on the northwest corner of 600 West and North Temple into a mixed-use development with ground floor retail, 22 residential units and underground parking.

The building was more recently the offices for Biomat, a plasma donation center. In 2012, the company relocated to a new-construction building directly west of the older building. According to Salt Lake County property records, the red-bricked building was erected in 1934. The ground floor has historically been used as retail and office space. The building has several one-bedroom apartments on the second floor and a large basement that had been used for storage.

The developers refer to the project as Breen Homes and plan to keep most of the building’s exterior intact. The developers plan to convert most of the ground floor into residential units, leaving just the southeast corner of the building as a potential retail space.

Development around The Gateway continues full speed ahead as over 1,400 residential units are either recently completed or under construction within a block of the shopping and entertainment district, on the west side of downtown Salt Lake City. The surge of new residents should help Vestar, The Gateway’s owners, add more vibrancy to the district. The company is making strategic changes to The Gateway and is bringing in new tenants to transition the shopping district to more of an entertainment district...

Alta Gateway Station

The newly completed Alta Gateway Station apartments by Wood Partners sits just west of The Gateway between 100 South and 200 South taking up most of the west side of 500 West. Utilities along the project were buried and the parking structure is completely wrapped by residential units giving to engage the street level. A north/south mid-block walkway has been completed on the west side of the development breaking the block in two to enhance its walkability as further development occurs on the block. The four-story complex has 264 residential units and is now leasing.

Hardware District Developments

The Hardware District is a multi-phase, mixed-use market rate project under construction directly north of The Gateway, between 400 West and 500 West and North Temple and 300 North.

Developed by SALT Development, the project is two full blocks long and a block wide that is over 4 football fields long and two football fields wide.

The project includes three large residential buildings with 906 apartments, 42 townhomes and two commercial structures totaling 260,000 square feet of office space. The 4th West Apartments (in red on the site plan) and the dog park are completed. The Hardware West residential building is well underway and the Hardware East residential building is now rising above the ground...

Skyhouse Apartments

Another project designed by Architecture Belgique (see also 4th West and North Sixth apartments in the immediate area) is under construction on North Temple at 300 West. The project, the Skyhouse apartments, is just north of the Triad Center, south of West High School and east of the Hardware District.

While the 240 unit market rate development will not have any ground floor commercial, the ground floor residential units will have back patios along the street. The two floors of parking are currently under construction and four floors of residential units will sit above the parking structure that will also be wrapped with residential units on the elevations facing 300 West and North Temple.

Downtown Update - Commission approves two downtown mid-rise towers


The 100 South block of 300 West is poised for significant redevelopment. The Salt Lake City Planning Commission approved a Conditional Building and Site Design Review (CBSDR) and conditional use for the first phase of the proposed Block 67 development.

The Ritchie Group wants to build multiple buildings on 6.45 acres at the northwest and southeast corners of the block, replacing the Royal Wood Plaza building, a parking structure and a surface parking lot. The developers will break up the large project into four smaller blocks via a curved throughway street that will connect 300 West to 200 South.

The project would be built in two phases. The approved first phase will focus on the redevelopment of Blocks A and B at the block’s northwest corner and will include two mixed-used buildings that consist of a mixed-use residential building and a double-branded hotel building. Both buildings will be 11-stories tall.

Despite building boom, rental vacancy at historic low

...According to a new housing report by Cushman & Wakefield, for the third consecutive year, the Salt Lake Metro’s multifamily housing market is considered fully occupied.said Kip Paul Executive Director, Investment Sales at Cushman & Wakefield’s Salt Lake office. The report authors also note that the metro area’s 2.6 percent rental vacancy rate is the lowest ever reported in the region.

A healthy rental market has a vacancy rate around 5 to 6 percent. This is the sixth consecutive year that the residential vacancy rate has been below 4 percent. Despite the low vacancy rate, the number of multifamily units under construction is the highest it has been in 30 years. The report’s authors argue that new multifamily projects in Salt Lake County are not being built fast enough to keep up with demand and call for slightly higher levels of development to ease tight market conditions...

Great feather in the cap for the Wasatch Front. Thanks for reporting Isaac. I was also impressed that the Milken Institute ranked Provo MSA #1 and Salt Lake City MSA #4 for best metros for Seniors.
