Glad I found this thread. I consult on DPs for a lot of infills (mostly contextual single- and semi-detached dwellings) so it is cool to see some other projects that are happening.

yes, those cantilevers are above the wells. the city has even told me before to put a well below a cantilever like that, so it must not be against code. i think it's useless and dangerous. there is no way anybody would get out of that bottom bedroom on the right side.

also, you can have windows into the 1.22m sideyard, provided it does not face the neighbour. so you can have a narrow window facing the front or rear in those cantilevers.

I guess the code doesn't specify distance between the well and any obstructions above. Pretty big oversight IMO. If window well depths are regulated, overhead clearance should be too.

And yeah, you are right regarding the windows in the sideyard. I guess I meant to say side-facing windows.

Those windows must not be in a bedroom as they would be required to conform to egress standards in the code.

afaik, egress only relates to the window opening, not the window well or clearance around it. i could be wrong, but i have never seen any such restriction.

There is a secret escape ladder above the window well that goes to the main floor. There is a secret hatch that opens into the kitchen.

Seriously though, I would be so pissed if i was trying to claw my way out of that thing in a fire!

Great project for both the Legion and Hillhurst area. Bet the community association will still find a way to oppose the DP.

I also found an example of an infill with rooftop patio above detached garage.

Niklas group must have sold the site with the approved DP to them. It is the same plan.

There's couple in Ramsay that have taken longer. I think one of them has been halted by The City.

Here's the second place
