Honestly, I'm kind of hoping it's just a quick render. There are still purple design lines with no colour/texture fill on one of the angles.

Precisely. There will be restaurants fronting onto both of the underpasses, which should liven and open them up a bit, along with a couple retail bays along 10th (or so it appears). Regardless of its mediocre design, it's a total win.

IMO This would look better if the top expansion followed the contours of the original building. Or at least rounded the corners.

^ Yeah I can't say I'm a fan of that either. I would say set it back from the original building too. It looks way too heavy and imposing hovering over the edge like that.
