Coming into the Transbay Terminal on AC Transit, you can tell this one's gonna be hot... Now, if they could only bulldoze that building on the NE corner of Fremont and Mission and build something taller, we'd have one hoppin' cluster of scrapers.

I recall being told a long time ago that the air rights for the northeast corner of Mission and Fremont were sold to enable construction of 45 Fremont.

Are you referring to the 600' 50 Fremont or the 476' 45 Fremont? That could be possible, but 50 Fremont was constructed in 1983 (which means it was approved in 1981) and 45 Fremont was completed in 1978. The Downtown Plan, which created the elaborate system of height limits, FAR limits, and the TDR scheme, was adopted in 1984.

45 Fremont is not even exactly on the corner of Mission and Fremont. It's kind of in between Mission and Market on Fremont St. I think what the poster was referring to was the short (3 or 4 story) Healds College (or something like that) on the NE corner, there is currently a Starbucks, Lee's Deli, and Noah's Bagels on the ground level.

In 1990 or so, I was with a group of people being shown space by a leasing agent at 45 Fremont. He told us we wouldn't ever have to worry about losing the view to the south because the air rights to the Heald College building had been sold.

Was there any kind of transferable air rights program before 1984?

Does it seem to others that construction on 301 Mission is proceeding very slowly, at least compared to 300 Spear or One Rincon Hill?

Yeah, I was thinking the same thing, it is taking a while to get some height. But then again, it reached street level not too long ago. Besides, I'd be willing to wait as long as it ends up looking like it does in the renderings when finished.

^^the first few floors are not standard, so they take longer.

As soon as it gets up to about the 5th floor it should grow by about one floor per week, unless they work 2 shifts like One Rincon then it will be one floor every 3 work days.

Yes, that building.

If they did sell the air rights, that's a bit of a shame, but this particular area is still going to be quite a treat for a skyscraper fan, with 50 Fremont, 301 Mission, and the Transbay towers.

I can only imagine how much this area will be changed in 10 or 15 years. Hopefully they havent got rid of Lee's Deli and Noah's Bagels, sometimes it smells preety good when you go by there.

As for Starbucks, well ... we got those everywhere, lol.
