Buffalo, New York - The Hydraulics (AKA Larkinville)

The Hydraulics neighborhood is located just over a mile Southeast of downtown, and got its name when in 1827 the Hydraulic Canal was built and powered many mills and factories in the area. Much of the area remains industrial today.

The Larkin Company, also known as the Larkin Soap Company, began in 1875 in the Hydraulics as a small soap factory, but grew tremendously throughout the late 1800s as the company became a mail-order conglomerate that employed 4,000 people by 1920. The company's success allowed them to hire Frank Lloyd Wright to design the iconic Larkin Administration Building which stood as a symbol of Larkin prosperity until the company's demise in the 1940s. Unfortunately, the Wright building was torn down in 1950, but many of the factories and warehouses of the company remained, although the area fell into decay and vacancy.

Starting in the early 2000s, this area has been rechristened Larkinville, and many of the remaining industrial and warehouse properties have been converted to offices and residences. Conversions and new construction continues today, with new residential and infill expanding in all directions.

The Larkin at Exchange building was the first to be renovated into offices, and its popularity led to the conversion of other buildings and the creation of Larkin Square.

St. Patrick’s Friary at 759 S. Division Street. This was sold for $500,000 in 2017 by the Franciscan Friars-Holy Name Province NY. From what I can tell it does not seem to be in current use.

From Buffalo Rising:

Quote:
The Provincial Council made its decision to sell for two reasons: The cost of maintaining the building — which was constructed in 1892 — had become prohibitive, and the friar community is shrinking. Two friars moved last summer to new assignments, which reduced the friar community in Buffalo to four members. The Friary is on the northern edge of the Larkin District.

Nice tour! I didn't know this area had seen so much redevelopment recently.

Nice pictures! I did a phototour about 12 years ago, as the revitalization was just barely beginning. It's good to see it really coming along!

A Couple of chain Record stores where from Buffalo. Mainly Cavages and the Record Theater. Both of which had outlets in Buffalo, Rochester, and Syracuse.

Great photo tour. Looks like Buffalo is making a bit of a come back. Kinda wish I was able to go to UB, my first choice before ultimately deciding to move to Texas. Buffalo would have been fun experience while in college.

I can guess it was only because it was at the edge of the property line and did not need to be removed for the intended future use of the property. Here is the story of the demolition of the building:

Went to the first ward on my bike. Lots of stuff happening in that area. Buffalo is a very safe and fun to cycle in. Hooked up with Officer Perez and Officer Baker of the BPD. Rode with them up to the Peace bridge and Porter Ave from Niagara Square Downtown.

A revisit to the Larkinville area - more renovations and conversions continue, with several completed and other new conversions on the drafting table right now. There is more new construction in work to support retail businesses, commercial businesses, and also apartments added to the core. There is also more activity in the adjacent neighborhoods providing better linkage to areas like downtown and the Old First Ward.
