I mean, it's pretty remarkable that Cleveland had 3/4 of the increase in wealth of Phoenix - a metro that's twice as big and growing considerably faster.

Part of it, though, is the specific timeframe. Looking at 2010-15 will capture the resurgence of manufacturing post-recession.

Industrial heartland places like Detroit and Cleveland had horrible losses in the preceding years, and much of this subsequent "growth" is just partially recovered losses. If you looked at 2005-2015 growth you would have very different numbers.

But what about the resurgence in home-building/real estate in the sunbelt? Shouldn't that account for growth in cities like Phoenix from 2010 (when construction was at its nadir) and now?

And why would wealth growth in a white collar metro with relatively low population growth like Boston outpace a similarly-sized white collar metro with high population growth like Atlanta by 40%?

These figures - if they are to be trusted - suggest wealth concentration is happening in areas that have been historically wealthy. The Sunbelt may be a demographic boom, but it seems to be a demographic boom of low income earners: working class internal migrants and retirees.

The issue is that year-over-year economic growth will just look better when you're starting behind the curve. For example Detroit had absolutely devastating losses in the previous five years, so even anemic economic activity will show up much stronger.

Look at the overall Detroit CSA, and the data for Detroit MSA and Ann Arbor MSA. The Ann Arbor MSA has paltry growth compared to Detroit MSA but in reality is much healthier. It just never plummeted in previous years, so Ann Arbor looks worse.

In Detroit, you have previously unemployed people getting back into the labor market. In Ann Arbor you have already prosperous people getting typical pay raises. The Detroit numbers will look better, even if the economy is weaker.

Boston has strong economic growth, and isn't a heartland manufacturing-based economy. It didn't get killed during the last recession. Boston, Bay Area, NYC and a few others generally have a somewhat different narrative.

Look at the first post on this thread. Shows all the data broken down by CSA components. The fastest growing components in the Rustbelt are exactly those that fell the furthest in the previous few years.

Detroit and Monroe, with the weakest economies in the Detroit CSA, show the fastest growth from 2010 onwards, because they are recovering back from horrific decline in preceding years, as the auto industry almost went under. Other parts of the metro don't have the same auto dependence, so don't have the same dramatic swings in either direction.

The numbers are correct, but it's misleading to consider the timeframe without any context. Another example- there was a point in the early 2000's when the San Jose MSA had the worst economic contraction of any MSA in the U.S. (back when the dot com bubble burst). The numbers were correct, but it would misleading to take that short timeframe and then conclude that Silicon Valley had the worst economic performance of any region. Not surprisingly, the same MSA had some the nation's best economic performance a year or two later, because it was just recovering what had been lost.

All white collar jobs aren't the same. Boston's economy is largely biotech/ medicine, traditional tech, consumer finance, and higher education. Lots of VC-backed startups. Most of the best-performing cities on this list have strong local VC environments (SF, Boston, NYC are the top 3 VC markets annually in that order; SF sees nearly 6x as much as Boston does). Atlanta's economic profile is a bit lower on the value-added side and there is no VC environment to speak of.

Also, to Crawford's earlier point, the 5 year snapshot we are looking at was a great time for Boston, both economically and in terms of population growth. The Census estimates 7.0% growth during this period, which is almost as strong as Atlanta's 8.6% and the best Boston has seen in 50 years.
