Brookfield will develop 3 additional towers, two at 30 floors and another one at 40 floors.

I'm counting on this part of Greenpoint to absorb a lot of the new Amazon employees to offset the changes in Astoria.

Brookfield files plans for another Greenpoint Landing residential tower

Another piece of the development of Greenpoint Landing is coming into focus.

Brookfield Property Partners pre-filed an application with New York City’s Department of Buildings to construct a 31-story, approximately 380,000-square-foot residential tower at One Bell Slip, across from the developer’s One Blue Slip rental property.

The new building will house 408 units, according to the filing. Amenities include a fitness center and pool.

The new tower is one of two additional rental towers Brookfield announced earlier this year it will build at the 22-acre site along the Brooklyn waterfront, which it is developing with Park Tower Group.

Over the summer, Brookfield bought into the two development sites – one on Commercial Street and the other on West and Eagle Streets – valuing them at $148 million.

Brookfield did not immediately respond to a request for comment. Park Tower Group declined to comment.

Brookfield originally joined the Greenpoint Landing, which is being designed by Handel Architects, in 2015.

When completed, the Greenpoint Landing megadevelopment will have up to 5,500 residential units, with 1,400 of those affordable, plus a waterfront park, retail space and a school.

One Blue Slip, a 30-story tower with 359 market-rate residential units, opened over the summer and is now leasing.

the hudson river, and especially the east river, are quickly becoming canyons, like the chicago river, very cool.

The 2005 rezoning that reshaped parts of Williamsburg and Greenpoint is at work yet: The northernmost Brooklyn neighborhood will sprout two complimenting towers that stand 30 and 40 stories and are designed by OMA as a part of the megaproject called Greenpoint Landing.

The architecture firm founded by Rem Koolhaas is known for structures that appear to defy gravity, and these additions to the Greenpoint waterfront are no exception. The two residential towers embrace a Tetris-like symmetry; their facades, comprised of precast concrete and eight-foot square windows, are oriented differently on each stacked block of building to highlight the movement of the sun throughout the day.

“We have designed two towers—a ziggurat and its inverse—carefully calibrated to one another,” said Jason Long, partner of OMA. “Defined by the space between them, they frame a new view of Greenpoint and new vista from the neighborhood to Manhattan.”

The two Tetris-like towers and a standalone seven-story building will bring 745 rentals to the area. Thirty percent of those apartments will be earmarked as affordable and integrated throughout one of the two towers. Another Greenpoint Landing development site that’s still TBA will bring an additional 500 apartments to the area, capping off the full megaproject with 5,500 apartments (of which about 1,400 will be affordable.)

Permits Filed For 29-Story Tower At 221 West Street In Greenpoint, Brooklyn

Located between Freeman Street and Eagle Street, the corner lot is eight city blocks north of the Greenpoint Avenue subway station, serviced by the G train. Brookfield Properties is listed as the owner behind the applications, and is responsible for several other mixed-use properties in Greenpoint Landing.

The proposed 336-foot-tall development will yield 287,518 square feet with an allotted 8,616 square feet for commercial space. The tower will have 302 residences; it is unclear if these will be rentals or condos. The concrete-based structure will also have a cellar and a 30-foot-long rear yard. This building, along with 1 Eagle Street and 15 Eagle Street will occupy a full city block, bringing a total of 750 apartments to market as well as 20,000 square feet of indoor amenity spaces.

Carlos Cardoso of Beyer Blinder Belle Architects & Planners is responsible for the design.

Demolition permits will not be needed as the lot is vacant. An estimated completion date has not been announced.

Facade Installation On 41 Blue Slip Continues In Greenpoint, Brooklyn

The glass facade is continuing its climb at 41 Blue Slip in Greenpoint, Brooklyn, the second building to rise in the Greenpoint Landing master plan. The topped-out reinforced concrete structure, which stands 40 stories tall above the waterfront, is designed by Handel Architects and co-developed by Park Tower Group and Brookfield Property Partners. L+M Development Partners is the third developer of Greenpoint Landing, but not for this particular building. 41 Blue Slip stands taller than its adjacent residential sibling 37 Blue Slip, the first building to be erected at the waterfront site.

New photos from Tectonic show the envelope of the superstructure reaching higher toward the elongated cylindrical crown.

41 Blue Slip will yield more than 400 apartments. Greenpoint Landing is expected to deliver a total of 5,500 units, of which about 1,400 will be dedicated to affordable housing. Among the master plan will also be a new K-8 public school and a James Corner Field Operations-designed waterfront park. The other eight towers, which have yet to begin construction, will also rise along the East River and provide panoramic views of the Midtown skyline and the setting sun behind the rising Manhattan cityscape. Greenpoint Landing will line the waterfront of the upper corner of Brooklyn and fill in the gap between Long Island City and the emerging buildings by the Williamsburg Bridge.

Completion of 41 Blue Slip is most likely going to happen next year.
