Understand that there are more than just two parties involved when negotiations are taking place. There are multiple office buildings proposed, large and small, around Manhattan. Each is a potential home, and multiple talks take place simultaneously. It's a time consuming process, but ultimately decisions will be made on what is best for the company in the long term.

Either way, there are workers on site, and work on the building continues. When we see a crane return, that will be the best news.

Yeah, 3 WTC will be rising by the summer, I can almost guarantee it. I've heard that by next month there should be an announcement.

If this latest rumor is true, I don't think we will have long to wait for the announcement from Silverstein Properties. The reason is that there is a snowball effect with leasing: the more tenants you get, the easier it is to get the next one - because the prospective tenants start to fear that if they wait too long, they will lose their opportunity.

And from what has been said about T3, it has room for maybe two major tenants at most. T4 and T1 are already about half leased or more. So taking all this into consideration, if they get the anchor tenant for T3, it not only allows them to start T3, it will allow them to ramp up the negotiating pressure to fill up T1 and T4 as well, and down the line, this will create a favorable situation for resuming T2. Good news all around.

^ I agree with your domino or snowball leasing theory, and have been saying that about all these projects for a while. This latest rumor shouldn't come as a surprise as we heard in early January that Silverstein was "closer than anyone realized" to landing an anchor tenant.

Just going to have to wait and see.

For people still wondering about the length of time it can take to land a particular tenant, consider the case of the Coach tower being built now as part of the Hudson Yards...

This is my fav of the group. I'm sorry they removed the cross bracing, all the other WTC already have tons of plain glass, the bracing would have reduced that a bit.

I believe that I read somewhere that the cross-bracing was removed due to concerns that birds would flock to the beams and cause massive droppings to the ground below.

^ Or that the view of future tenants would be affected, because of the X bracing.
