I have a unit across the street built by Pinnacle. From inside, you do hear the planes during takeoff overhead. Not so much when they are landing. I'm only there a few times a year and from what I observed, there are more landings than takeoffs overhead, I believe. With the double-pane glass, it is not too bad at all since the development is situated between both runways. Right now, on the weekends, there is a unit over on the Pinnacle side that has hosted an open house for the past two weekends. It is the west entrance closest to No.3. Go in an hear for yourself.

Nice, thanks.
At first I thought the pre-load was a warehouse building.

Note the pre-load at the NW corner of Sea Island & No. 3 Rd, too.

PS - is this (orange below) the [eventual?] route for the road?
It looks that way from the pic, but I don't recall it going through.

no, not quite. eventually the road will go around the East-side of the Westin development along Corvette Way, not the West-side on River Road

I think you have east and west reversed, but yeah, that's what I recall too,
though going to River Road seems to make more sense.

whoops, you're right.

River Road would make more sense, but all of River Road is being shifted to the old railway ROW. then the current road will be turned into a large, linear waterfront park. that is the grand vision the city has been working towards since the Olympic Oval was built.

this means all the buildings fronting onto River Road will have their backs opened up onto the railway ROW and switched around. most buildings back onto the old railway and the city has bought a ton of properties around there as well.

some info on the realignment in these articles. it seems it might get called River Parkway to replace River Road

Great overhead aerial shot. Were you landing or taking off when taken?

Last photo: the impark lot is a future Dava developments project - they have their sign up at the corner of Capstan and Garden City.

Concord also owns the SW corner of the city block, at Capstan and No. 3 Road (where their presentation centre now sits). They plan to add 3 more towers, but this development is currently under rezoning.

I suppose this will be the last of Concord's development at Capstan as this takes over their sales office site?

it would appear so based on the land ownership map.
