Tempe finally updated their development report. Tempe Crossroads (replacing the old Crossroads apartments on Terrace at Orange St.) is in review for a building permit.

So I noticed the lot between the parking garage and the light rail station at Rural and University is fenced. It's hard to tell from the ISTB-7 renderings if this will be for part of that building since it's on the other side of the track? It looks like landscaping per the renderings but I thought ASU had plans to develop that triangle lot for student housing uses??

Speaking of that corner...on the SE corner of University and Rural I am hearing that a developer is looking to assemble all of those buildings for a Senior/ Student living development with retail. From what I heard, the Chevron on the hard corner is asking for an outrageous amount of money to sell so it may be that the project is potentially built around the gas station.

They've been demoing and preserving the original Casa Vieja--somebody posted some pretty neat adobe bricks laying out to dry recently.

I don't remember Hines ever getting behind this project? That's good news.

The last article I read on this restoration was that they were planning to be completed by the fall so that they could break ground on the tower. So maybe they're on schedule?

I'd ask what kind of person owns a shirt with their own name and city of residence on it, but evidently it's this guy. I have no sympathy for someone who purposely harasses the surrounding community and is a remorseless blight on the city. The sooner he's gone the better.

Was kinda wondering that myself. It's probably already costing Tempe enough to fight this. Someone should have just bought him out and been done with it 10 years ago and it would have been developed by now.

Hmm. Maybe the same people paying Building a Better Phoenix’s legal bills? That’s pure speculation on my part, but there seem to be a theme of fighting city government here. Jack Wilenchik and his father Dennis have a long history of controversial clients, most notably Joe Arpaio.

Having a business on land that's probably never been taxed right for 135 years offers you a lot of savings opportunities.

There's probably a political motive too on his legal team. Willenchiks are goons when it comes to that.

Or why Tempe hasn't offered a settlement. You can't sell land you don't have title to. Where he gets his notion of squatters' rights is odd, I am unaware of that in Arizona.

Construction on the parking garage for the I.D.E.A. Campus is finally underway, although it seems the 1st building is going slowly.

A few months back I mentioned that I wished the restaurants along Rural north of Apache blvd would get renovated due to all the new restaurants in the area and now McDonalds is under renovation. I can only imagine that the owner saw my post on here

Nice pictures and thanks for sharing, Rich. I feel like this project is flying under the radar a bit. Once I.D.E.A. is built out along with The Grand at Papago, it's going to make a big time impression heading into Tempe from the 202 Eastbound.

As for the restaurant updates, I'd like to see Rural between the 202 and McKellips get some restaurants going. I'm hoping Watermark can help spur improvements further north.
