Smile NEW YORK | 668 Bushwick Avenue | FT | 7 FLOORS

Project: 668 Bushwick Avenue

Quote:
YIMBY has a rendering of the seven-story, 50-unit mixed-use building under development at 668 Bushwick Avenue, located on the corner of Myrtle Avenue in eastern Bushwick. The latest building permits indicate the project will encompass 55,941 square feet and rise 70 feet to its rooftop.

There will be 8,751 square feet of ground-floor commercial-retail space, as well as 11,765 square feet of medical offices across part of the ground and second floors. Fifty residential units will spread across the third through seventh floors, averaging 680 square feet apiece, indicative of rentals.

Genaro Urueta’s Maspeth-based firm is the architect of record. An anonymous Brooklyn-based LLC is the developer. The 11,766-square-foot site’s single-story predecessor was demolished in February. Completion is expected in 2019.

Smile NEW YORK | 50 Nevins Street (Conversion)| FT | 8 FLOORS

Project: 50 Nevins Street (Conversion)

Quote:
Downtown Brooklyn is a hotbed for major new developments, with sites like 9 DeKalb Avenue set to sprout supertall towers in the near future. But smaller opportunities for positive transformations still abound within the myriad of older structures that compose the bulk of the neighborhood’s urban fabric, and one such opportunity is located at 50 Nevins Street, which is set for a redevelopment and expansion by the Institute for Community Living.

The existing eight-story building measures just shy of 70,000 gross square feet, and hosts a 150-room SRO community facility, licensed by the New York State Office of Mental Health. The building also includes an adjacent 10-space parking lot on approximately 4,000 square feet that would be part of the redevelopment.

New plans for the site would expand the building’s total area to just shy of 104,000 square feet in total, and convert the 150-room SRO facility to 120 units of supportive and affordable housing. The project would also include commercial space slightly exceeding 4,000 square feet along its base, which is perhaps the bigger positive change promised by the plans.

[...]

Pending city approvals, completion is anticipated for 2019.

Project: 127-129 Troutman Street

Quote:
The new 16-apartment building is being developed and designed by the Brooklyn-based BEAM Group. It's geometric, colorful design was, according to the architect, inspired by a dresser drawer: “[The] facade is surrounded by a wooden frame, and a rigid geometry is broken to reveal recessed balconies.”

Project Update: Rendering revealed for 22-43 Jackson Avenue

Original Post: http://www.skyscraperpage.com/forum/...postcount=1144 (Parcel Info + earlier news)

Extra Info:

Quote:
Job applications filed for the site in March list the total construction floor area at north of 120,000 square feet. The net numbers break down to 63,956 square feet of residential development, and 11,725 square feet of commercial space.

The residential component will be divided between 71 units, giving an average unit size of about 900 square feet. That would normally correspond to rentals, but Long Island City and the neighborhoods to the east can occasionally see condo developments with relatively small units, so that is not impossible here.

SRA Architecture + Engineering is behind the design for the building, which will markedly improve a small slice of the rapidly-densifying Jackson Avenue corridor. The envelope of the building will be mostly flush with the street-wall, enhancing the urban feel of the area, while the structure itself will be clad in white and grey. The result will not be particularly stunning in its own right, but it will still make for an attractive smaller building that helps the growing streetscape both aesthetically and functionally, thanks to the retail.

Smile NEW YORK | 1404 Bushwick Avenue | FT | 6.5 FLOORS

Project: 1404 Bushwick Avenue

Quote:
The project will rise six and a half floors in total, with 12,290 gross square feet of space and just under 8,000 net square feet. That will be divided between 10 units, for an average apartment size of just under 800 square feet. Each of those will be two bedrooms, except for a one bedroom garden duplex; the two bedroom penthouse will also have a rooftop veranda.

Threefold is developing the project, which is replacing a three-story walk-up building, as well as an adjacent vacant lot. Metal trim will overlay brick on the facade, and the combination of the two will yield an attractive exterior, especially compared to much of the existing neighborhood fabric. While the building’s six floors will be somewhat taller than the surrounding structures, the scale will not overwhelm the neighborhood by any means. No ground-floor retail means no additional eyes on the street, but nevertheless, 1404 Bushwick will still be a positive contribution to Bushwick’s urban fabric.

Firstly, drilling work being performed at the long vacant Trinity site (bounded by Canal to the south, Varick to the west and 6th to the east). I wonder what is planned here? It's a fantastic and relatively large site:

Secondly, 70 Vestry. The first shot is from May 2nd while the second is from today (6/27/2017):

Project: 155 Linden Boulevard

East New York has been in the headlines recently thanks to a major rezoning that is paving the way for the area’s transformation into a denser and fully revitalized neighborhood, and now YIMBY has the first images of a major new development coming to 1427-1449 Loring Avenue. The plans, designed by Magnusson Architecture and Planning, PC, would result in four buildings covering an entire city block.

The currently-desolate lots would give rise to 521 affordable/low-income apartments, 130 of which would be designated as such on a permanent basis, with a total residential floor area of 509,907 square feet. The buildings would also include 17,214 square feet of retail development, as well as a 21,539 square foot community facility component. Each structure would stand between 8 and 12 floors in height.

Smile NEW YORK | 88 Walker Street | FT | 9 FLOORS

Project: 88 Walker Street

Quote:
The developer is Teddy Li, of Iron City Construction, and James Cheng of Forest Hills-based Design 101 is the architect.

On-site signage indicates the tenant will be a Best Western, which is not normally known for stellar design, however, 88 Walker will be surprisingly attractive compared to similarly-scoped hotel developments in the surrounding neighborhoods. The exterior appears to be free of PTACs, which is always a positive when it comes to budget-minded architecture, and the envelope will also be flush with the street-wall.

The facade will be covered in panels of several different colors and materials, however they do not appear to be entirely plastic. The composition almost seems to harken to the International Style of architecture, long dormant in New York City. In any case, while the design isn’t necessarily all that attractive, it will still be a positive for the block, and the exterior will certainly be something different.
