40-storey apartment tower planned for Portage and Main
Official announcement expected as early as next month

The $140-million project would not only include the construction of a 40-storey apartment tower, but the $35 million recladding of 360 Main, the 30-storey office tower formerly known as the Trizec Building, and owned by Artis, the real estate investment trust headed by CEO Armin Martens.

This is in it's early stages. This proposal by Artis REIT could potentially range from 40 to 44 floors to even taller in height. New announcement with conceptual renders....Wait and see...

Yes. It's looking like the taller one will start digging in 2017 but this one will most likely go ahead before then because it's supposed to be rentals. A very tall apartment tower is kind of a strange thing in Canada (usually they're condos) but this market is a little different. Due to years of rent control the demand has been building for some time. The current government finally began to relax some of those controls and construction of apartments started up again. This is by far the largest apartment block proposed, though. Biggest thing in decades.

Already answered by Spocket...

But to be clear, this proposal is discussing a new ~500' tower, at 300 Main St. The tower beside it is a re-clad and has existed for 27 years at 360 Main St.

The other proposal, relatively new to Winnipeg, is SkyCity, coming in at 575', now in the pre-construction/pre-sale phase.

I guess the biggest question was floor count.

At this point media/video releases from Artis say 40 floors with a potential to go higher. The first conceptual renders come in at 44 flrs. contrary to what their media releases have said...40. Could be 44flrs ? but it could be less.

Let's hope for more..

Winnipeg's downtown skyline is growing with the addition of a 40-storey skyscraper — the tallest building in the city — near Portage and Main.

The $165-million tower will be located a block away from the iconic corner, at 300 Main St. and Graham Avenue. The upper floors of the building will be residential with the lower portion set aside for retail and office space.

In comparison, the city's two best-known skyscrapers — the Richardson Building and 201 Portage — are both 34 floors tall.

Construction of the new skyscraper will begin in February 2017 with occupancy by 2019.

Brent Bellamy, an architect with Number TEN Architectural Group, said the project shows confidence in Winnipeg and growth in the city.

"I think it will bring investment and sort of a new attitude to Winnipeg. When the Jets came back, there was a new attitude shift. We're seeing this tower being proposed because of that," Bellamy said.

The plan was unveiled Thursday by Artis REIT, a commercial real estate investment trust that owns the nearby Shops of Winnipeg Square (the underground retail concourse) and the 30-storey office tower at 360 Main, among several other properties within a small radius of that area.

Artis REIT will also spend another $26 million to give its 30-storey tower, which was built in 1979, a facelift with a new exterior. A redesign of the front entry of the office building will also take place.

The new tower is the second major downtown development announced this year.

In January, True North Sports and Entertainment announced plans for True North Square, a $400-million mixed-use development near MTS Centre.

A luxury hotel, flagship liquor store, a grocery store, public plaza, and four towers with more than a million square feet of space will be part of ​the project, which is already under construction.

The province and city are teaming up to invest $17.6 million in creating the two-acre plaza, which will include a skating rink, public stage, and green space.

The foundation for the site was build 40 years ago for phase two of a tower development that never materialised. Today the pad site is the roof of an underground mall. The building should rise quick as there is no foundation to dig here:
