Revealed: Proposal To Build Transit-Oriented Development At Overtown’s Block 45

In Overtown, a county-owned property known as Block 45 could soon be developed with a transit-oriented development, after a Miami-Dade selection committee chose a top ranked bidder for the land. Construction could begin in less than a year.

The transit-oriented proposal includes:

Twin 317-foot towers
600 rental apartments
23,000 square feet of ground floor retail
645 parking spaces
Overtown Laughs, a proposed entertainment venue and comedy club and Grown, a farm-to-table quick service restaurant, have expressed interest in occupying the retail space.

A mix of market-rate and lower cost apartments will be included, with 60% of apartments devoted to affordable and workforce housing.

If approved, construction is forecast to begin in Q1 2019, with completion of the entire project in Q3 2020.

Atlantic Pacific Communities is the lead developer. Bermello, Ajamil & Partners along with Corwil Architects are the architects.

Miami-Dade’s commission is scheduled to provide direction to county staff on negotiating a potential 90-year ground lease for the land at a meeting July 10. The deal would then be negotiated and brought for a final commission vote, whenever completed.

The Hub At Overtown: Second-Ranked Proposal To Develop Block 45

Two bids have been submitted to build a transit oriented development at Overtown’s Block 45.

The Hub at Overtown has been ranked second by a Miami-Dade committee, out of the two proposals.

The proposal includes:

602 residential units
384-foot tower and 181-foot tower
25,635 square feet of retail
26,470 square feet of office
690 parking spaces
$2.5M of Station Improvements to the Historic Overtown / Lyric Theater Metrorail Station
Potential tenants for the retail include Jackson Bros Ice Cream and a Jazz Club.

75% of units would be devoted to affordable or workforce housing.

Adler Group, 13th Floor Investments, and Cornerstone Group are the developers. Behar Font & Partners is the architect.

Although the committee ranked the proposal second, Miami-Dade’s commission could choose to direct county staff top open negotiations on the second-ranked proposal at a July 10 meeting. A 90-year ground lease is expected to be awarded.

Dade Commissioners Vote In Favor Of Proposal For Block 45

Miami Dade commissioners have voted unanimously to award a bid to Atlantic Pacific Communities for Block 45.

The project is a short walk from Brightline’s MiamiCentral and from Miami Worldcenter.

In total, it would cost $172.8 million to build.

It will include twin 29-story towers, with 600 rental apartments, 23,000 square feet of ground floor retail and 645 parking spaces

The county will now finalize details of the agreement, which will then be brought back to the commission for final approval. The developer wants to begin construction as soon as the first quarter of 2019.

A surface parking lot is now on the site, but the area is exploding with new development.

Renovation of Historic Overtown/Lyric Theatre Metrorail Station
A pedestrian friendly design is a priority, the developers say.

An aggressive construction timeline is also planned in order to meet the county’s request to expedite building.

Atlantic Pacific Communities is the lead developer, with Corwil the architect.

PROPOSAL TO BUILD 36-STORY TOWER AT OVERTOWN’S BLOCK 45 SUBMITTED FOR REVIEW

Atlantic Pacific Communities, LLC has submitted plans to build a 36-story tower on Miami-Dade county-owned land.

Brightline’s 3 MiamiCentral is across the street, including the headquarters office of Virgin Trains.

Earlier this year, the developer beat out a competing bid for the property and won the rights to a 90-year ground lease from the county.

The original proposal had called for twin 29-story towers. A single, taller 36-story tower is now proposed, but the amount of apartments, parking spaces, and retail remains roughly the same.

Plans for Block 45 now call for 616 apartments, 24,981 square feet of retail, and 637 parking spaces.

There will be 98 micro-units, and some of the units will be set aside for affordable and workforce housing. A waiver to build 30% less parking than required by city zoning code is also being requested.

The project is set for review by Miami’s Urban Development Review Board on September 18.

Bermello Ajamil is the architect.

Planning Department has given this one an okay as of this month. Construction permit is pending.

OVERTOWN’S BLOCK 45 TOWER APPROVED BY FAA TO RISE 386 FEET, CONSTRUCTION TO BEGIN SOON

The agency granted approval for the tower to be built at a permanent height of 386 feet above ground, or 395 feet above sea level.

According to the application, construction will begin in March 2020 (later this month).

A 450-foot construction crane has also been approved for the site.

Block 45 will be a 36-story tower with 616 apartments and 24,981 square feet of retail. There will also be an 8-story garage with 637 parking spaces.

Across the street is 3 MiamiCentral, which will include a Publix Supermarket.

Also across the street is the Block 55 site, which will have a Target, Aldi, and hundreds of apartments.

Bermello Ajamil is the architect for Block 45.

BLOCK 45 FINALIZES UTILITIES DEAL FOR 616 APARTMENTS, ALONG WITH RESTAURANT & RETAIL

The developers of Block 45 have secured utilities for the 36-story tower, with groundbreaking expected shortly.

According to the newly filed agreement, Block 45 will include:

616 apartments
12,473 square feet of retail
12,473 square feet of full service restaurant
The project will also include an 8-story garage with 637 parking spaces.

Construction is expected to begin this month, according to a filing with the FAA. The tower will have a permanent height of 386 feet above ground, with a temporary crane of 450 feet.

Block 55 is also expected to break ground this month across the street with hundreds of residential units and several hundred thousand square feet of retail. There are 1,122‬ apartments planned between the two projects.

Atlantic Pacific Communities, LLC is the developer of Block 45. Bermello Ajamil is the architect.

This is moving forward with the planning/permitting process. Recent construction permit issued as of late April.

Utilities are present for the site (sewer and water). 616 units we are looking at. Set to rise.
