I didn't know he had good history but I guess. So what's the rumor indicating how tall this will be?

Multiple firms were interviewed and Boora was selected to design this condominium project.

It's too early to know Program and design details.

I hear that Boora is into conceptual design and the design and the program are being explored.

It's too early to know the program or how many floors, etc. I think Hoyt and Boora will share the progress with the PDNA as soon as there is a concept that is clear - the presentation should be in the next few months as they will also want to present to the Design Commission for Design Advice shortly after.

Boora Architects have scheduled a Pre-Application Conference to discuss a project on Block 20 of the Hoyt Street Yards property in the Pearl:

OK, thanks. The wording seemed to imply 5+20 stories, but 20 sounds right. Looks like condos are finally (cautiously) making a comeback.

I'm really happy to see block 20 move ahead and to see Hoyt building condos.

I like the 20 story tower although the 5 story podium massing seems heavy and has an uncomfortable relationship with the tower. It will be interesting to see refined designs and whether boora can resolve the tower's relationship to such a large unbroken podium.

The use of podiums is common in the Pearl although the most successful ones seem to be 3-4 stories and are broken into smaller elements...street car lofts, the Cosmo, the metropolitan and others break up the podium for scale and to help the towers meet the street. Block 20 might pull this off although the early design study doesn't look promising for the podium.

I'm sure the client pressure for more affordable above grade parking is causing the podium to get more bulky....it's probably economic reality and it's unfortunate as Hoyt's projects prior to the Cosmo had below grade parking which allows better scale in the podium. In some ways the block 20 podium feels like the Henry although block 20 has a smaller tower footprint and wraps the above grade parking in housing- much better than the Henry.

So, just to clarify.... is it a 5-story podium with 20 stories above (25 stories) or is it 20 stories total, including the podium?

Leo, you're right. The building Nordstrom Rack is in downtown is a perfect example of an above ground garage that works. I lived in Portland for over a decade before I realized this garage was above ground. I never thought about it since it doesn't look like an above ground garage - which isn't to say all above ground garages are good, but rather, that it can be done well.

[EDIT] How do I embed a google street view map in a post here? I'd have done that instead of using a link if I knew how.
