Lightbulb Quarters redevelopment - my plan

QUARTERS REDEVELOPMENT

So here is a overview (map) of what my plan for the area would be:



Sorry the lines are a little uneven.

Basically these are what the colours mean:
- Purple: pure retail. Nothing else.
- Dark brown: office (3-15 storey) with ground floor retails
- Regular green (somewhat darK): Park
- Blue: hotel with ground floor businesses
- Turquoise: low rise loft/condo (2-5 storey) with ground floor retail
- Teal: 6-15 storey loft/condo with ground floor retail
- Lime green: 16-20 storey (buildings might not be able to go that high so bare with me) loft/condo with ground floor retail
- Red: other attraction
- Orange: education(al)

And most of the left over buildings would be turned into lofts on the above floors (maybe a few with businesses) and ground floor retail.

As you can see 96 St (Church St) is changed into two one ways, with the Armature in the middle. It will really add to the mature feeling of the area.

For #3 on points of interest (these are really just some examples, as there could be waaaay more neat things) it says large bookstore. And you'll notice a building already exists there. So what? A replacement building? No I accidentially highlighted that area, it's just going to be converted into a big bookstore, with a small expansion. Imagine Powell's books in Portland, Oregon.

The Interior Design Art Gallery was really just an example. What I really meant was some sort of Art gallery.

The Chinese school would be something like Campus St. Jéan.

This would be a very yuppie neighbourhood, but due to ethnic areas just to north, I think it would maintain a very diverse culture.

not bad... not bad but i like the idea of smaller and more varied developments rather than just big ones there and over there and over there.

Thanks Cold! Although I find that the arena could be a catalyst for this neighbourhood (see dub proposal), I'd rather that not be in the Quarters. I really see a resemblance of what the Pearl District in Portland was. Throw in a little Yaletown/Coal Harbour (not so high rise though), some classic Denver infill, and urban housing from Kansas City and voila. Great urban neighbourhood.

Well, too bad the plan is approved and zoning is in place. The City is already issuing RFP's for the Urban Design Plan for the Armature and the Funicular / aerial tram portion with more to come.

^Yeah I've already seen all that feepa, but thanks anyways. I was applying my ideas with some inspiration from the city plan. It probaby won't end up exactly like this, so don't read too much into the map, the point was to show the idea of how the area should develop, like style, stuff there to do, etc. Which I still think is doable, even with the City plan. I mean the Quarters development will be a mishmash of a bunch of different projects.

its all site specific zoning. which is kind of contradictory since all sites are site specific zoning. its a relatively good plan that the city has come up with. a little over-optimistic imo. I talked to duncan fraser about it when the project started. he said, "its like a blank canvas, and with economy now is the time" (when the economy was good) my response was, its not a blank canvas because there are multiple land owners, and if the economy stays good it may start to slowly develop in the next 5 years.
THis is probably the 10th plan for rejuvination-redevelopment for this area. the previous 9 have failed.

Can't we just have a CEC, a central edmonton common? Like SEC, but right downtown? Would be ideal to have an abundance of surface parking and perhaps even a highway run right through the center of the area to allow for easy in and out. This new center could become the mecca of 'new age' urban shopping. Hell, we could call it - outlet in the core!

Kevin, I like that plan. Downtown would be a good spot for one of those nifty Walmart Neighbourhood Markets, not to mention a Value Village and Goodwill Outlet! :-P

I love it Kevin!! *jumps up and down with glee* AND as an added bonus...it's within blocks of an LRT station! That makes it a walkable community, right? But....wait...no Money Marts or adult video stores? Jeez man - have a little vision, would ya!
