Zar Property NY has returned to the city’s Landmarks Preservation Commission with new applications to construct an elevator bulkhead and landing for 38 Green Street‘s innovative penthouse expansion.

Designed by Workshop APD, the two-story penthouse expansion measures 12,000 square feet with a 4,000 square foot terrace. The surreal, serpentine addition was previously approved by the commission and will function as a commercial showroom.

While the penthouse expansion itself has already been approved, the bulkhead changes will go before the LPC this Tuesday for confirmation. No completion date has been confirmed yet, but with the modifications only minor in scope, this is unlikely to yield any setbacks for the overall expansion.

Located between Schenck Avenue and Barbey Street in East New York, Brooklyn, permits are up for a new residential project at 518-523 Belmont Avenue. Nearby transit access is two city blocks west, at the Van Siclen Avenue subway station, serviced by the A and C trains on Pitkin Avenue. The project consists of supportive housing in conjunction with the New York City Department of Housing and Preservation’s Supportive Housing Loan Program.

According to the rendering released, the 16-dwelling building has a dual-tone brick facade with ironwork railings along the rooftop and ground floor. The three-story building on the corner lot also has a rear yard. DeLaCour, Ferrara & Church Architects, P.C. is responsible for the design.

Demolition permits will likely not be filed as the lots are vacant. An estimated completion date has not been announced.

Designed by Michael Kang Architect, the hotel will occupy 18,136 square feet to be divided among 73 short-stay guestrooms. The structure will also include a 7,500 square foot community facility that is expected to comprise an ambulatory diagnostic center on the second and third floors.

Last week, the Fifth Avenue Committee and the Brooklyn Public Library celebrated the official commencement of construction on the new Sunset Park Public Library. Located at 5108 Fourth Avenue, the eight-story structure will also contain 49-units of affordable housing for low-income households.

Designed by Magnusson Architecture and Planning, the expansion would increase those figures dramatically, introducing over 18,000 square feet of publicly accessible area. In total, the new library would measure 20,755 square feet. Upgrades to library facilities will include a modernized layout, new technology, and an expanded collection of material.

“Sunset Park is one of our busiest branches, with dozens of outstanding programs and classes every week,” said Brooklyn Public Library President and CEO Linda E. Johnson. “We are thrilled to provide the patrons with a bright, up-to-date, comfortable space where they can come together to read and learn.”

Residential area is positioned above the library and will include 49 affordable apartments plus one additional unit for an on-site superintendent. The apartments range from studio to three-bedroom layouts and will be reserved for household incomes that equal30% to 80% of Area Median Income. According to the developer, a minimum of 50% of the apartments will be reserved for Community Board 7 residents, 10% for city employees, and 5% for the physically disabled.

The new building is currently on track to complete by the end of 2020.

A recent flyer from Secaucus-based National Realty Investment Advisors (NRIA) features renderings of the project and states that this proposed mixed-use development is expected to include 97 apartments. The flyer markets the Bergenline Station Apartments as an EB-5 project, mentioning that of the $49 million estimated cost of the project, 11.2 percent is expected to come from foreign EB-5 capital while 79.6 percent is slated to be financed through a construction loan. The remaining portion of the costs would be funded by the developer.

Construction is expected to last for around two years, according to the timeline in the flyer. 43 of the units are expected to contain one bedroom while the remaining 54 would have two bedrooms each. The pricing of the units is not mentioned in the flyer. There would also be a lounge and fitness center for residents along with 54 underground parking spaces.

Over the years, the longtime building on the premises has been home to a Home Discount Center, a flea market, and a Duane Reade. The proposed development would include 12,200 square feet of retail and commercial space on the ground floor. While the flyer mentions that T-Mobile and PSE&G have letters of intent in place for two of the spaces, it adds that there are “continued conversations with Starbucks” for the third retail space.

Can't help but notice that if/when BQX is built, this is the location for the bridge if crossing over Pulaski is avoided, which is the recommended plan.

The city’s Department of Housing Preservation and Development (HPD) has selected developers to help bring more than 250 affordable apartments to Hell’s Kitchen. HPD announced that Hudson Companies and Douglaston Development will partner with Housing Works and the Actors Fund, respectively, to construct two separate buildings on city-owned lots on Ninth and Tenth avenues.

The sites have been earmarked for affordable housing projects since the rezoning of the West Side Rail Yards—what we now know as Hudson Yards—went into effect a decade ago. Last spring, the city finally issued RFPs for the two sites, which together allow for more than 40,000 square feet of development.

Each site will be designed and developed by a different team: Hudson and Housing Works have tapped CetraRuddy to design a building at 806 Ninth Avenue, which is currently leased to New York City Transit. That agency will maintain an office in the building once it’s constructed; it’ll also have ground-floor retail (including a Housing Works thrift store) and 100 apartments. These units will be a mix of affordable and supportive housing, with some set aside for homeless New Yorkers.

Dear lord that turd next door has got to be one of the most hideous buildings in the entire city. And thanks to the cantilever, is now nearly guaranteed to stay put for decades.
