Williamsburg warehouse set to become apartments

Quote:
A five-story Williamsburg warehouse is slated to be converted into a 39-unit apartment complex.

The property at 60 Berry Street, near North 10th Street, would hold 42,900 square feet of residential space and 10,530 square feet for a commercial component. It is unknown whether the apartments will be rentals or condominiums. The building would remain the same height, at 70 feet. Brooklyn-based North 11 Associates LLC is developing the site, about two years after acquiring it for $5 million. Architect Nataliya Donskoy of the firm ND Architecture has been tapped to handle the design work.

670 Pacific Street

Quote:
Here’s a preliminary look at Read Property Group’s proposed eight-story development at 670 Pacific Street in Prospect Heights.

Located between Sixth and Carlton avenues near the Barclays Center, the new building will have 86 units, Brownstoner first reported. Permits filed in January (and disapproved February) indicate that the 80-foot-tall project would measure 61,058 square feet, with a roof deck, bicycle storage, recreation space and parking. Kutnicki Bernstein Architects is the architect of record.

Read is merging lots at 670, 674 and 678 Pacific, according to Brownstoner. Demolition plans have been approved for the pair of two-story commercial buildings at 670 and 674 Pacific; the third lot, 678 Pacific, is vacant.

2147 Second Avenue

Quote:
Located between 110th and 111th streets, the nine-story building sits on a 2,252-square-foot lot and has 16 guest rooms, with a retail unit on the ground floor. The tenant, International Students Residence, has a 10-year triple-net lease.

EPIC Commercial Realty, formerly Itzhaki Properties, is marketing the hotel. “East Harlem is now on the radar screen of both domestic and international investors and developers,” EPIC’s Shay Zach said in a statement. “The neighborhood is going through a gentrification process, and will be boosted by the upcoming 2nd Avenue subway.”

NYC to reinvent the pay phone for the modern age

Quote:
New York City plans to build up to 10,000 Wi-Fi hotspots by transforming outdated pay phone kiosks into modern communication hubs, and issued a request for proposals on Thursday from the private sector for the contract.

The city's plan, which began with a public outreach period in 2012, imagines the repurposing of 7,300 pay phone stands and new installations of many more in all five boroughs. The new communications hubs would prioritize internet connections, but still have the capacity for voice 911 calls.

“For years, the question was, ‘What to do with payphones?’ and now we have an answer," Mayor Bill de Blasio said in a statement. "By using a historic part of New York’s street fabric, we can significantly enhance public availability of increasingly vital broadband access, invite new and innovative digital services, and increase revenue to the city—all at absolutely no cost to taxpayers.”

The winner of the bid would be in charge of installation, maintenance and operation of the hubs, and must be deployed within four years. Digital advertising in commercial corridors would fund the lion's share of the work. City officials said the agreement will generate $17.5 million in revenue annually for through a franchise agreement through 2026.

While city officials say they're open to a broad range of design options, they hope the winning bids will include cell phone charging stations, touch screens to display public information or facilitate business transactions, and rely on solar energy or other independent power sources.

Real estate execs laud de Blasio’s affordable housing plan: May 05, 2014

Quote:
Mayor Bill de Blasio’s unveiling on Monday of a $41 billion plan to create 200,000 units of affordable housing over the next decade — an initiative that he described as “the largest and most ambitious program in the history of the United States” — was immediately hailed by a number of prominent voices from the real estate industry.

Steven Spinola, president of the Real Estate Board of New York said in a statement that the plan “identifies the problems and provides a realistic roadmap for solutions.”

Bill Rudin, CEO of Rudin Management and chairman of pro-business group the Association for a Better New York, said that “we agree that the time is right to take bold new steps to address our city’s housing crisis and we applaud Mayor de Blasio and his administration for issuing this important plan.”
The mayor’s scheme seeks to preserve 120,000 affordable units and build 80,000 new units across the five boroughs. The plan will create 194,000 construction jobs and more than 7,000 permanent jobs in the process, de Blasio added.

David Picket, president of the Gotham Organization, applauded the proposal. He noted that 250 Ashland Place, which Gotham is developing, would keep 282 of the 52-story tower’s 586 units permanently affordable for low-and-middle-income families.

Despite the initial response to the plan, some of the methods the administration will use to meet its aggressive target may not sit so well with the industry. The scheme, for example, calls for mandatory inclusionary zoning, which stipulates that, in all rezonings that substantially increase a development’s housing capacity, the developer will be required to build permanently affordable units “in order to ensure diverse and inclusive communities.”

Spinola and other industry voices have previously expressed their concerns about mandatory inclusionary zoning and have come out in favor of the existing voluntary inclusionary zoning program.

De Blasio’s new plan also puts an end to the 80-20 development model, which provided low-cost financing – in the form of 421-a abatements or other incentives — for developments in which at least 20 percent of units are affordable. The new plan will push for as much affordability as possible at each development project, the mayor said.

“Every site is different and every situation is different,” he said. “We’re going to drive a hard bargain.” He noted the example of the Domino Sugar Factory redevelopment project, where his administration pushed through an eleventh-hour deal to create more affordable units at the site.

Brooklyn Bridge Park condos selling at record prices

Quote:
Over 40 condominiums at Pierhouse at Brooklyn Bridge Park have entered contract in a span of 10 weeks, as the average per-square-foot price of $1,800 there set a record for the borough.
The prices are 25 percent higher than the projections of developer Toll Brothers in the fall. The 85-acre waterfront park project, which is currently under construction, is set to hold a total of 108 condos. Prices have been increased six times since sales launched in February.
David Von Spreckelsen of Toll Brothers City Living Division told the Wall Street Journal that roughly half the buyers already resided in the neighborhood.

Revealed: Prospect Plaza

Quote:
Renderings are up for a new affordable housing development in Brooklyn’s Brownsville neighborhood, which has been dubbed Prospect Plaza; a press release from January of last year gives an overview of the planned scope. NYCHA and HPD selected Blue Sea Development Company to build the site, and Dattner — which is the firm behind the new images — is the architect of record.

Prospect Plaza presents an opportunity for small-scale revitalization, though the project’s relatively low density is somewhat underwhelming. Still, the new buildings will replace already-demolished public housing, and the urban-friendly concept is a marked improvement over the site’s former design.

L&M Development picks up East Village site for $12.5M

Quote:
A proposed East Village development site plans to bring a 12-story, mixed-use building to a site on the west side of Avenue D between East 6th and 7th streets.

L&M Development Partners acquired the retail site at 79-89 Avenue D for $12.5 million from the Fried family. Eastern Consolidated’s Nancy Tran and Alan Miller, who recently departed to join the Soho-based investment and advisory firm 5Points Group, arranged the sale, according to a release.

The existing single-story structure contains 72,300 square feet of floor area, which can be expanded to 96,400 square feet with an inclusionary housing bonus. L&M Development Partners plans to redevelop the property so it can house both ground-floor retail and residential units rising up to 120 feet.

The hotel at 524 Rockaway Avenue will have four stories and 74 units, according to a new building application filed last week. The 13,000-square-foot building will also have an exercise room, breakfast room and laundry. The architect of record is the Sunset Park-based Shining Tam. An LLC bought the property for $385,000 in April, according to public records.

2269 First Avenue

Quote:
Isaac & Stern‘s recent slate of work is verging on prolific, as the firm is heading the design of yet another building, at 2269 First Avenue; the site is located on the southwest corner of 1st Avenue and 117th Street. Acuity Capital Partners is developing the site.

The old 2269 First Avenue is a five-story school, which will be saved and integrated into the base of the new building as both residences and commercial space. Permits indicate that the re-development will total 69,093 square feet, approximately 25,000 square feet larger than the current structure. 3,995 square feet on the ground-level will be dedicated to retail, while the remainder will be divided between 90 units.

Landmarks commissions OKs shorter St. Luke’s tower

Rendering of 100 Barrow Street

Quote:
The proposed West Village building for the Church of St. Luke in the Fields will now stand three stories shorter than its original design as a result of a new ruling by the Landmarks Preservation Committee.
The commission, which rejected the church’s proposal to build a 15-story, 153-foot-tall tower atop a parking lot at 487 Hudson Street in March, unanimously approved the new design on Tuesday. The tower will be 121 feet tall, or three stories shorter, than the original design. Despite the revision, the building’s overall size actually increased by 1,400 square feet, though the number of residential units remains the same.

Revealed: 41-07 Crescent Street

Quote:
Permits for 41-07 Crescent Street indicate the project will be mixed-use, with 48 apartments sitting above ground-floor retail. The residences will span 32,465 square feet, translating into an average unit size of just under 700 square feet, and the commercial component will measure just shy of 4,000 square feet.

41-07 Crescent will stand nine stories in total, and the penthouse will span the entirety of the ninth floor. The development will be relatively short compared to its surrounds, which are currently booming; several major residential projects are rising in the immediate vicinity, including Packard Square West, 41-42 24th Street, and the future tallest building in Queens, at 42-12 28th Street.

Could you put the link to the interview? I think maybe a typo at the bottom with the Trulia bit... but all good.

Also, it is 508 West 24th Street.

Updated: Yea it was a typo. I removed trulia info, figured the interview yielded better info about the property.

Also, if anybody has other projects that they feel that I'm missing please feel free to ask or post. This thread goes hand in hand with the highrise thread; only mid/low rises. Trying to use this thread to build a database pretty much of all the mid rises under construction/proposed/in development. All I ask is to follow the format I posted on the first page, for sake of neatness. Also, I post projects that are 12 stories or less. 13 stories and above go in the highrise thread.

SunCal to build 1,177-apartment complex in Westchester County, N.Y.

General Motors site in Sleepy Hollow, N.Y.

Quote:
California-based developer SunCal Companies, a longtime partner of the now-defunct investment bank Lehman Brothers, bought a former General Motors assembly plant in Westchester County and a vacant Oakland, Calif., naval hospital. Combined, the two sites are valued at $1 billion.

SunCal, in a joint venture with Diversified Realty Advisors, wants to convert the GM-owned parcel in Sleepy Hollow, N.Y., into a 1,177-apartment complex. The 170,000-square-foot commercial component would include offices, a hotel and retail space. The plant has sat empty for more than 15 years.

Soho Residents Worry Glass Triangle Will Shine So, So Bright

Quote:
T triangular retail-and-office building that Madison Capital has proposed for East Houston Street continues to frustrate neighbors. Tasked with weighing in on the six-story project the developer has planned for that main drag between Crosby Street and Broadway, Community Board 2 members said in a meeting last night that the current design may allow for bright signage that is too overwhelming for the Cast Iron Historic District.

The take-down by neighbors comes in the midst of the 60-day timeframe that community members have to comment on the application the developer currently filed with City Planning, which is part of the ULURP process through which all large new-construction projects must go. In the course of its lifespan, the design for 19 East Houston has already been revised to be less glassy and more opaque after a couple of rounds with the Landmarks Preservation Commission last year. But the board says there remain outstanding issues with the building that haven't yet been addressed.

Smile NEW YORK | 2040 Frederick Douglass Boulevard | 140 FT | 12 FLOORS

2040 Frederick Douglass Boulevard

Quote:
The first permits are up for a development at 2040 Frederick Douglass Boulevard, just off the northwest corner of Central Park and 110th Street, on the site of a former BP gas station. Curbed covered the site’s progress at the end of last year, but plans have apparently been slightly downsized since then, when the building was expected to measure 125,000 square feet. Artimus Construction is the developer, and FX Fowle is the architect of record.

DOB filings indicate 2040 Frederick Douglass Boulevard will total 87,776 square feet, including a 4,677 square foot commercial component, and an 8,481 square foot community facility. The remaining 74,621 square feet will be divided between 50 residences, a decrease from the 56 that were formerly announced, and the building will stand 12 stories and 140 feet tall.
2040 8th Avenue’s redevelopment is a boon for the neighborhood at large, as the BP gas station had survived long past its prime. While the revitalization of Harlem began relatively recently, the site of FX Fowle’s latest building is situated in a prime location — the Uptown equivalent of a less-central Columbus Circle.
Update:

Quote:
Where there once was a BP gas station, there will soon be a curved, glassy apartment building. Last December, it was revealed that a mixed-use building would replace a gas station on Central Park's northwest corner at 2040 Frederick Douglass Boulevard, and now Harlem Gal has the first rendering of the building, showing a 12-story building with multiple setbacks. The curved facade is mostly glass and dominated by floor-to-ceiling windows, but the side will be clad in grey brick. FXFOWLE designed the structure, and permits filed with the Department of Buildings show that it will measure 87,776 square feet and hold 50 units. Artimus Construction is the developer, and Harlem Gal notes that the construction fence sign says it will be complete by winter 2017.
