Brooklyn Bridge Park kicks off John Street construction

According to Brownstoner, fencing is up at John Street, where Brooklyn Bridge Park will be constructing the green space and the buildings. A one-story garage in the park at 121 Plymouth Street will be demolished, and a 1,700-square-foot park facility with restrooms, community meeting space and an environmental education center will be constructed.

The vacant lot at 1 John Street, which ultimately will be the location of a 42-unit condo building, is currently a “temporary living earthwork,” which will become part of the rest of the park by the summer.

The John Street park will feature pedestrian bridges over a tidal salt marsh, a 13,000-square-foot gathering lawn, and a wall at the Main Street entrance, according to Brownstoner.

Permits Filed: 14-33 31st Avenue

529 Broadway

Located in the Soho Cast Iron Historic District, 529 Broadway was under the watchful eye of the Landmarks Preservation Commission. The new structure replaces a two-story remnant of the Prescott Hotel that was re-clad in the 1980s, destroying any semblance of the original. “A big hurdle was to convince the commissioners that the existing two-story building was not contributing as much as our new building would,” said Poisson. The project was approved with glowing reviews in September 2013. “We’re gaining confidence with each approval that building in a historic district is a wonderful opportunity to tell a story.”

BKSK is currently finishing up construction documents for the project, but a start date has not yet been set. The developer is sensitive to the needs of the existing tenants on the property. Once demolition gets underway, the new 529 Broadway is expected to be complete within 18 months.

Two new structures on the Columbia Medical Center campus — a glass tower overlooking the George Washington Bridge and a new building for the nursing school — are to transform the L-shaped cluster of buildings that line the Hudson River.

The center’s future Medical and Graduate Education building, a 100,000-square-foot, $77 million glass tower, is already underway. And work on the school’s new nursing school, a 70,000-square-foot, $40 million structure that will rise on what is now a faculty parking lot on the west side of Audubon Avenue between West 167th and 168th streets, will begin later this year.
“The goal is to make it as state-of-the-art as it was in the 1920s, when the campus was created as a model for medical education,” Dean Lee Goldman told the Wall Street Journal. “Medical education has shifted from the old days, when it was focused on lectures, to lots of simulation.”

The school’s main simulation center will be located one level beneath the lobby level, while the upper floors will house lecture halls, smaller simulation classrooms and an anatomy lab for performing autopsies, the Journal reported.
The nursing school, which has long occupied a dormitory building a half-block away at 617 West 168th Street, will span three stories in its new locale and be about 65 percent larger than the current space.

170 South 1st Street

A plan exam for the project was disapproved in April, so the rendered design may be slightly outdated, but the delay is likely due to technicalities. 170 South 1st Street will have 4,130 square feet of warehouse space and ground-floor retail, 435 feet dedicated to a community facility, and 11,618 square feet of residential space, which will be divided between seven units.
With a comprehensive program including a variety of uses, the scheme for 170 South 1st Street will be a marked improvement for the developing neighborhood, and the ground-floor retail will activate the street-scape. The residential component will be somewhat limited, likely indicating condominiums rather than rentals.

341 Canal Street

Yesterday, the Landmarks Preservation Commission re-approved plans for a new Gene Kaufman-designed six-story retail and residential building to rise at 341 Canal Street. Once financing was re-established, it was too late. The LPC's approval is only valid for three years. So, if you don't build it, you have go before the commission again, and the second time around, in 2012, the commission didn't like the proposal.

The commission largely agreed with Kaufman, the HDC, and noted approval from Community Board 2's Landmarks and Aesthetics Committee, and approved the proposal with the condition that Kaufman work with the LPC staff on a better design for the corner of the building, tweak the granite base, look at the Greene Street piers, and iron out appropriate signage.

Aesthetically, the project will be a relatively simple glass box; though the design is rather banal, the location would be atypical for something that’s genuinely appealing. The surrounding neighborhood is dominated by post-war architectural malaise, including large, tower in the park-style complexes; a smattering of pre-war buildings also exist, though many have been stripped of ornamentation over the years, lingering on as nearly-blighted remnants of times gone by.

Without substantial air rights, the scope of 543 2nd Avenue will relegate the structure to ‘filler’ status. At the very least, the envelope is flush with adjacent sidewalks, and street-front retail will add to the pedestrian sphere; the project’s impact on the neighborhood will be a net positive.
No completion date for 543 2nd Avenue has been announced.

Update: Fixed some outdated image links for certain projects on the first page. Also added a little information to some that only had renderings. Lastly, edited to make it easier to distinguish certain projects keeping true with the format in the first post that I stated as unnecessary space was removed.

Lastly as a reminder, use Hypothalamus thread For High Rises for structures that are 13 stories or greater. This is for 1-12 stories. Most of the projects though on average appear to be 6-10 stories on average. NYC is has tons of these new developments that compromise a good portion of construction in the city. Brooklyn is on the forefront of mid rise construction followed by Queens. De Blasio's plan I predict will tenfold this hopefully as developments seem to appear daily.

Also, if anybody has an objection to the green, and dark majestic purple highlighting I tend use always let me know. I want people to learn about these developments, and if anybody has a hard time reading such fonts, feel free to ask for a change.

Fire Island dune replenishment

Steel Rises at Myrtle Avenue Mixed-Use Project in Clinton Hill

As reported, Silverstone Property Group plans a development with 232 rentals, 20 percent affordable housing, and ground floor retail. Last year, they demolished the Associated grocery store and neighboring storefronts on the 19,500-square-foot lot between Hall and Ryerson streets. The Associated will return to the new building, and a TD Bank will occupy the rest of the commercial space. Construction is expected to finish next summer.

Next door at 504 Myrtle Avenue, Silverstone will knock down a post office and replace it with an eight-story building. But the post office isn’t expected to return. The developer snagged both properties in December 2012 for a combined $9,500,000, according to public records.

Megalith reverses, sells Dumbo parcels to Carlyle affiliate for $31M

Despite the sale, Megalith said the rental project would proceed. Megalith and Urban Realty will remain as operators, records show.
