New concept in Uptown puts Dallas in line with major national food trend
Teresa Gubbins
February 17, 2016

Quote:
Always on board with hot new trends, Dallas is about to get the latest buzzy concept in dining: a food hall. Coming in spring 2016 to Uptown Dallas, Uptown Urban Market will go into the former Sfuzzi space at the Gables Villa Rosa on Cedar Springs Road.

Founders are Mark Brezinski and Jonathan Tobolowsky, who hope to re-create the spirit of food halls such as Chelsea Market in New York or the Public Market in Milwaukee.
Quote:
"Each stall will specialize in a specific food offering, from pizza to tacos to grab-and-go sushi and great salads," he says. "There will also be a coffee shop, a fresh juice counter, and even a speakeasy-type bar."

They envision it as an all-day "beehive," open in the morning with coffee and breakfast tacos, at lunch for gatherings and lunch meetings, and in the afternoon for a glass of wine. There will be delivery options too.
Quote:
"We want to offer the great talent in Dallas an opportunity to expand their brands, experiment with cutting-edge offerings, and consider this a place to test high-quality products in an area that is dense with residences and offices," Brezinski says.

American Airlines to add dining at renovated Admiral Clubs
Andrea Ahles
February 17, 2016

Quote:
The Fort Worth-based carrier said it will introduce Flagship Dining at four airports, including Dallas/Fort Worth Airport, where first-class customers on international and transcontinental flights will have complimentary full-service meals available in the lounges. The dining experience will be available in 2017, and also at clubs in New York’s JFK, Los Angeles and Miami airports.

“They will be able to sit down at a table, order a gourmet meal before departure and experience that, and then get on the plane and relax on a flight from New York to London,” chief marketing officer Andrew Nocella said. “Working with British Airways showed us how valuable of a feature this is for our customers.”

British Airways and American have had a joint business agreement since 2010 where the airlines share revenue and marketing on routes between the U.S. and Europe. Nocella said American needed to improve its first-class service to align with its joint venture partners like British Airways and Japan Airlines.
Quote:
“It became apparent we were not delivering historically on what first class was,” Nocella said. “It’s not just first class on board the aircraft. It needs to be from the moment they book a ticket and check in at the airport.”

American said it plans to renovate its Flagship Lounges at New York’s JFK, Los Angeles and Chicago O’Hare airports with more modern furnishings. It will also upgrade Admirals Clubs at DFW, Miami and Philadelphia airports into Flagship Lounges.

Your first look at proposed Harwood Park, if downtown rail alignment doesn’t kill it
Robert Wilonsky
February 18, 2016

Quote:
The Dallas Park and Recreation Board got its first look Thursday at Harwood Park, one of four new downtown parks in various stages of planning while city officials await the funding to finish planting green space in the city center. And some board members said they wished they’d seen it sooner — much sooner.
Quote:
But given its myriad details, including a “dog garden” and a “pingpong alley” and a “linear rain garden,” some park members are concerned the 3.8-acre Harwood Park’s amenities have already been settled on without consultation from downtown residents who actually live near the park.

Quote:
Decherd’s newly established foundation, Parks for Downtown Dallas, is focusing its efforts on four parks — Harwood Park, Carpenter Park, Pacific Plaza and West End Plaza — listed as high priorities in the 2013 update of the Downtown Parks Master Plan. The 8.7-acre Carpenter Park is the furthest along: A final design will be presented to the Park Board in August, and crews are beginning to remove and store Robert Irwin’s Portal Piece (Slice), otherwise known as the rusted wall separating downtown from Deep Ellum.
Quote:
“We have gained land and open spaces,” Winters said. And that, he said, was a result of listening to the “concerns” of stakeholders. Winters also noted that the green space in the center of Carpenter Park has been increased from 0.33 acres to 0.84 acres.

Pacific Plaza has been on the city’s to-do list for years, but it still remains a roughly 300-spot parking lot bound by North St. Paul, Live Oak and North Harwood streets. Two years ago, the park board opted to reject three independent proposals to develop the park, and, for now, all that remains is an old rendering the board wants to see thrown out in favor of something new.

Dallas' KDC to begin new $200 million mixed-use development near Love Field
Candace Carlisle
February 23, 2016

Quote:
The new walkable mixed-use development will sit in close proximity to two of North Texas' biggest economic engines, which are Dallas Love Field and the Medical District, said Bill Guthrey, a senior vice president at KDC.

Initially, KDC plans to build a new 150,000-square-foot office building with structured parking on a 37-acre tract at 2345 W. Mockingbird Lane between Maple Avenue and Forest Park Road.

The developer also plans to develop two Starwood hotels, 368 luxury apartment homes and 65,000 square feet of retail and restaurant space lining Mockingbird Lane as part of the initial project.

KDC officials said a later phase will include 750 apartments.
Quote:
Los Angeles-based Highridge Partners and its affiliates are developing the apartments and retail buildings, which are expected to be complete by mid-2017.

Apartments on McCommas to be razed and replaced by condos
Brittany Nunn
February 22, 2016

Quote:
Any day now the apartments at McCommas and Greenville, located directly to the east of Corner Market, will be coming down to make room for 36 new condominiums.
Quote:
Stillwater told neighbors they hoped to demolish the apartments last week, but so far the building is still standing. Once construction begins it could take a while because Stillwater plans to put in a subterranean parking garage to accommodate the condos, which will be two- and three-bedroom flats, according to the website.

We’ve reached out to Stillwater Capitals, and we’ll update with any information they provide.

Chalk Hill Trail will showcase hidden beauty of Oak Cliff, West Dallas
Rachel Stone
February 12, 2016

Quote:
The first section of the City of Dallas’ trail system to reach West Dallas also will be one of its prettiest.

The planned Chalk Hill Trail follows a 3.7-mile path originally cut by the Gulf, Colorado & Santa Fe Railroad, from the DART station at Wright and Illinois and snakes around to West Davis and Chalk Hill Road. In fewer than four miles, it travels through varied scenery, including residential neighborhoods and forested areas, reaching the chalk cliffs above West Davis.
Quote:
The city is expected to finalize its design for the trail next summer, and construction should being in winter 2017. It should take about a year to complete the trail, so it could be open sometime in 2018.
When it opens, there won’t be lighting or any other amenities along the trail. Fundraising from private “friends of” groups have paid for those extras on the Katy Trail and at White Rock Lake, for example.

Didn't even catch those parks that are proposed in and around the CBD, should those be approved they definitely will help spur even more development around them.

DFW International Airport's Hyatt Place has now opened.

The 137-room hotel is the first to be built on airport property since the nearly $2B International Terminal D opened in 2004, which included a 298-room Grant Hyatt.

The new Hyatt Place is located within the 32-acre Southgate Plaza.

Yeah, baby! Former Braniff flight attendant dorm might become residential building
Steve Brown
March 8, 2016

Quote:
Dallas investors who’ve purchased a Mid-century Modern building are pondering what to do with the landmark.
Quote:
Built in 1968 as a center to train flight attendants for the Dallas airline, the 5-story building has been empty for almost two years.
Quote:
“We’ve demolished most of the interior – it’s just a shell,” Silverman said. “We were originally going to do office space there, but now we are thinking about a boutique residential building.

“We hope to make up our minds in the next 30 to 60 days.”

Designed by Dallas architect Neal Lacey, the white textured concrete and glass building originally had classrooms on the lower floors and three floors of dormitories for the flight attendants on top.

The building was adorned with Latin American art work, textiles and construction materials.
Quote:
“As a Mid-century building — which is the way we look at it — there are certain things we are looking to maintain,” he said. “We are history buffs when it comes to architecture and real estate.”

Steve Brown
March 14, 2016

Quote:
Centurion American Development Group bought 94 acres to add to the 200 acres it already owns at the northwest corner of Interstate 30 and Lancaster Road.

The property is being planned for a combination of retail, townhouse and apartment projects and will be called University Hills.

“Located southeast of the Dallas campus of the University of North Texas, this project will be a great amenity to the Southern Dallas corridor,” Thurston Witt, the broker with CBRE/UCR who negotiated the sale, said in a statement.

Alamo Manhattan to start $57M project after getting $11.25M in TIF funds
Candace Carlisle
March 24, 2016

Quote:
Our design has been moving along for awhile and we have already made great progress," Wade Johns, vice president at Alamo Manhattan, told the Dallas Business Journal."This is a major milestone for sure and we plan to get underway as early as September."
Quote:
We have done development in different parts of Texas and the West Coast and we have never seen a community engaged or care so much as this project," he told at the time. "They love north Oak Cliff and are interested in it doing well and making sure this property fits into the neighborhood."

Bishop Arts Station includes plans for 209 apartments and 25,200 square feet of restaurant and retail space at the northwest and southeast corners of Zang Boulevard and W. Davis Street in the Bishop Arts neighborhood.
Quote:
The project will also be funded with private equity (a little more than $20 million) and a construction loan (more than $37.1 million). If the deal is approved by the council, the developer could begin the project in September and expect completion by May 2018.

West Love Update:

New real estate projects are taking off around Dallas’ busy Love Field
Steve Brown
March 24, 2016

Quote:
“This whole area is undergoing a renaissance,” said developer Jorge Ramirez, who is turning two blocks of old industrial and commercial properties into a new mixed-use development.

His 35-acre, $200 million West Love development is the biggest new project in the Love Field area.
Quote:
With passenger traffic up more that 50 percent at Love Field and expansions at the nearby medical centers, the area south and west of the airport is attracting new development.

Apartment builder Fairfield Properties just cleared six acres south of Love Field at Denton Drive and Inwood Road where it is building a 347-unit complex.

Quote:
“Our first phase of apartments is 368 units,” Ramirez said. “And we have 10 townhouses, too. We plan to be under construction in about 90 days.”

The apartments and townhouses will join two new hotels, an office building and shopping center at the site at Mockingbird and Maple Avenue.

“The retail will be low profile, up against street — very pedestrian-oriented,” Ramirez said. “There have been a ton of new apartments going up in this area but no new gathering places, no restaurants.

“We have listened to the neighborhood and what it needs.”
Quote:
KDC’s office building will be at least 150,000 square feet.

“We can do up to 200,000 if someone comes along and needs more square footage,” Guthrey said.
