Under current zoning, which was written in 1988 before Central expanded, we could still build 38 units but they would be only 800 square foot condos. To get their square footage, Larkspur is asking to go higher and closer to the sidewalk: four stories instead of three, and to take side setbacks from 10 to 5 feet on the sidewalks. In exchange, they are creating underground parking and pedestrian amenities on the front such as seating and a public art court: Capitol Flats will square off 300 square feet as a public sculpture garden with rotating art as a crow pleaser.

The project is called Dentwood.

North Carolina-based Greystar Real Estate Partners will build the 10-story high-rise at Live Oak and Texas streets, a block from DART’s commuter rail line.

A full-service Tom Thumb supermarket will be on the ground floor of the new building, which is part of Greystar’s City Lights development.

"Dallas was a strategic market for us as we improve our presence in the U.S. business," Jayson Martineau, a vice president and general manager for C.A.T. Global in Toronto, told the Dallas Business Journal in an exclusive interview.

"This office will house our technical portion and will create software to optimize our customer's supply chain and increase the efficiency of our trucks," Martineau told me.

"We operate very similar to a tech company and we want to attract Millennials looking for a balance between work and life," he added.

The company has leased 2,500 square feet of space within the building. Bob Ingram of Dallas-based Mohr Partners represented C.A.T. Global in its real estate search.

"Hotel Crescent Court is a timeless and iconic asset in the best location in Dallas," said Goff in a written statement. "I believe this is a very unique opportunity — one of which I have a personal passion."

This is a return home for Goff, a longtime Uptown developer that was previously an owner of the hotel in the early 1990s. As part of the ownership group's return, the new ownership group plans to return the hotel to its historic name, Hotel Crescent Court.

Hotel Crescent Court anchors The Crescent, an 11-acre mixed-use development in Uptown that is in the midst of its own $33 million transformation.

The development includes the 220-room hotel (29 of which are suites), Nobu restaurant and a 22,000-square-foot space. Hotel Crescent Court also include The Crescent Club.

The $30 million in upgrades is planned to include renovations to guest rooms, meeting and banquet spaces, the spa and to improve the hotel's customer service. Dallas-based waldrop+nichols studio is the project's interior designer.

Upon completion, Goff said the Hotel Crescent Court will offer the amenities of a newly built hotel with the classic design associated with the Texas landmark.

Apartment builder JPI joins Dallas’ West Love development

Irving-based JPI plans to build hundreds of apartments in the project on Mockingbird Lane at Maple Avenue.

The first phase will include almost 370 units.

JPI hopes to start building the rental community in September, said senior vice president Matt Brendel.

Construction is already underway in the 35-acre West Love project on two hotels - Aloft and Element - that will total 244 rooms. The $49 million hotel project opens next year.

And developer KDC is seeking tenants for a 150,000 to 200,000-square-foot office building it plans to build next to the hotels and apartments.

Jennifer Sanders, executive director of the Dallas Innovation Alliance, said she hopes to have some of the projects underway by the end of the year. She said intelligent streetlights, kiosks, public Wi-Fi and waste management have been slated to begin first.

After testing out the technology in the West End, Sanders said she'd like to see similar projects across the city.
