Ray Kroc used to say that McDonald's is in the real estate business.

McDonald's is currently in a remodeling boom to update their restaurants. The oldest McDonald's in Texas (in North Austin) was recently torn down and rebuilt to their new specs. This article says McDonald's will spend $1 billion to rebuild/update most of their restaurants by 2015.

That being the case, I would have thought there would be more value in them selling the parcel to the developers of the Astoria and looking for another parcel that is not so hemmed in.

Sounds like a lateral move at best. Not much of a point after paying closing cost, surveying, commission fee, etc.

It sounds like they're moving ahead - according to HAIFer 'SkylineView' who lives across from the location...

The sales office was removed from the location back in July.

I was in town over the weekend, so I saw that crane. One of the few luxury high-rises with its own McDonalds next door.

at what point does a project move from "site prep" to U/C? it seems this one was supposed to be "u/c" already.. do the footings/foundation or w/e is taking place now not count as construction?

That's a great shot of two blocks that are going to be getting busy over the next couple of years.

Technically, no. Once a crane moves onsite, then yes.
