Self-Powered $200M Grove Central Gets FAA Approval, Undergoing Wind Testing

A $200m mixed-use project that generates its own electricity at the Coconut Grove Metrorail station is moving forward.

On February 11, the FAA approved a 272-foot building height for the project, known as Grove Central.

Also this month, wind-tunnel testing was underway, according to engineer Bliss & Nyitray.

Massive solar panels are planned to cover the buildings, producing two megawatts of power. Underneath, batteries that are the size of six shipping containers will store 20-megawatts per hour of electricity.

Enough power could be generated and stored to make the building self-powered, while also powering Metrorail as it departs the station, planners say. The solar array and battery is known as an urban microgrid, and is the first of its kind in Florida.

Air condition for the building would come from a geothermal system using cold water pumped from underground. Groundwater and rainwater will also be used to provide cooling mist and for landscape irrigation.

A waste-to-energy plant that would convert sewage into power, compost and water is also said to be in negotiations.

Terra Group and Grass River Property are the developers of Grove Central. Touzet Studio is the architect.

538-Foot Muze At Met Square Now Complete, First Residents Move In

Get ready for hundreds more residents in downtown Miami, thanks to a newly completed apartment tower.

Muze at Met Square, a 538-foot, 43-story tower, opened this week with 391 rental apartments. The first residents have already moved in.

Pricing in the amenity-packed building appears to be above $3 per square foot.

Construction at the Met Square complex began in June 2015, with an 18-screen Silverspot theater built on the lower floors.

Zom is the developer, and is in advanced construction permitting to begin work on their next tower, Luma Miami Worldcenter. Miami architect NBWW designed the Muze Met Square tower.

New Renderings Of Sawyer’s Landing Planned For Overtown

Swerdlow Group has released new renderings of their Sawyer’s Landing project planned to be built in Overtown.

Construction is expected to take two years.

Sawyer’s Landing will include:

Retail – 290,000 square feet of vertical big box national retailers
Residential – 506 rental apartments
Office – 72,000 square feet of Class A offices spread across 4 stories
Parking – 1,116 parking spaces

Miami’s Southeast Overtown/Park West Community Redevelopment Agency voted in March 2018 to award the development rights for the property, known as Block 55, to an affiliate of Swerdlow. That affiliate, Downtown Retail Associates LLC, obtained some type of financing from an entity named Block 55 Lender LLC in December.

Last year, Swerdlow said that there were Letters of Intent to occupy 71% of the space, including a fitness club, pet store, retail and entertainment.

According to the plans, Arquitectonica is the architect, along with Robin Bosco. The project has not been reviewed yet by Miami’s Urban Development Review Board.

3 MiamiCentral is across the street.

Renderings Shows West Brickell’s Future, Including Thousands Of New Residential Units

Developers are planning at least 3,120 condos, 1,450 hotel rooms, and 390,000 square feet of commercial space in a total of 11 projects slated for completion by 2024.

Data and renderings were provided by Habitat Group, which is developing several projects in the area.

Habitat’s upcoming West Brickell projects include:

Smart Brickell – set to break ground imminently, it will include three towers: Tower 1, a residential condo tower with 100 units; Tower 2, a 100-room hotel and condo tower; and Tower 3, with 97 residential units. The project will also include approximately 12,000 square feet of commercial space that will be used for a café, restaurant and retail.

Brickell Lux will include 108 residences, 60 hotel rooms and retail space.
Millux Hotels – two hotels will be built with a total of 114 rooma. Each hotel will have an independent rooftop bar, lounge and pool deck.

Other area projects will include Chetrit Group’s River Walk, and The Gallery at West Brickell, proposed by Related Group to include affordable, workforce and market rate housing.

Double-decker toll lanes may be coming to the Palmetto Expressway in Miami-Dade

Florida is proposing double-decker toll lanes on the Palmetto Expressway, creating an express route between State Road 836 and South Dade that would allow commuters to pay to avoid traffic.

The $1 billion state proposal would use optional toll lanes to help fund the 5.3-mile construction project on State Road 826, with regular toll lanes at street level and express toll lanes about 30 feet above. The elevated express lanes on the Palmetto would provide a stop-free connection between the 836 to the north and the Don Shula Expressway to the south.

It’s the most aggressive plan yet for a toll road in Miami-Dade, where motorist resentment over paying to drive on public roads has sparked a string of political battles and campaign platforms. For the Palmetto plan, Florida would create a new toll road about three stories in the air to accommodate demand for the north-south route.

Florida’s Department of Transportation drafted the proposal as one of three options under consideration for widening the Palmetto and adding “managed” toll lanes to run alongside the existing free lanes. Drivers pay to use the toll lanes rather than driving the same distance for free, and the price increases the more congested the free lanes become.
