Byron Gravel Pit

So the Pit is now for sale for a mere $9.9M.

What should it be developed into?

Already have my own plan. Turn it into a man made pond. Put in paddle boats, some kids splash pad (though all this would be pay to play, and ALL money made would go to the Boys and Girls Club, or something similar). I'd have a fishing area, and make a small cliff diving platform to compliment the swimming area. I'd also install a hiking area around the perimeter. It would be 4k or so by my count. The entire area would be profit for non profit.

Trump is buying the pit. He needs a bigger toilet for all that Tronald Dump.

Probably it will end up as landfill for Toronto's garbage. That's the London way.

I think it was already mentioned they plan to re-align snake hill to go through the pit area. I would expect a developer to jump on this pretty quick, I think the price tag is pretty low all things considered this is 60+ acres of land in a prime location. Certainly they will need to spend a ton of money to service it however.

K85 great vision, an extension of Springbank sort of, something like that would certainly be great however I think realistically we will see a bunch of residential.

More urban sprawl centers for sure! LOL
Think of it this way!
What does that area need the most for the coming 10 to 15 years that the city can allow to be build there?

Residential, Park land, Commercial, Beer garden, Old folks retirement etc....

One of the locals doesn't want high rises like 30s. Not likely in anyone's plans. Would see up to 18s as being perfectly fine depending on the location within the property.

Good luck ever getting that built in Byron. Just down the road people threw a hissy fit over a proposed 4-storey building on a brownfield property, and it got turned down by the city less than a week ago.

Low density, a car-centric lifestyle, and opposing everything new and different is central to the Byron community. I would never move back there.

A 4 storey in people's backyards, where houses used to exist, is a bit of a different situation than a building in a big open area with nothing around it.

Update on the secondary plan process for Byron Gravel Pit.

City staff estimate that the plan should be ready for council approval in the beginning of 2023.

Here is the draft plan. Basically the green-ish zones are designated as open space (parks, recreation, etc), and the purple, orange, and red spaces are designated for development.

The plan envisions various types of housing such as single family homes, townhouses, and apartment buildings. It also mentions that any building fronting onto the Central Pond can have an upper maximum height of 12 stories potentially.

Council approved the Byron Gravel Pit secondary plan. The concept plan is very similar to the picture of the draft one I shared a few posts ago, with buildings in the red zone now allowed up to 22 stories.

Note that these are not zoning changes, but essentially land-use policies. Redevelopment of the lands is likely years, if not decades away.


But here are some pictures I found on the internet of the Byron Gravel Pits.... looking forward to seeing these lands revitalized one day, especially the public open space. It will be another gem in our city.
