Neither rendering is particularly impressive. The development should embrace and enhance the existing streetwall, not overpower it. Notice how the architecture of the gorgeous Vasco da Gama building is overpowered by the featureless hulk.

If such a modern design to be embraced here, the streetwall should not rise above three storeys, and the setback should be more significant. If the developer is concerned about losing unit count by having a more pronounced setback, add a couple more floors above. More height with an appropriate setback would do more to preserve the integrity of this block than what is currently being proposed.

This I all academic discussion. This site has sat vacant and demolished for about a decade now. The condos were announced in 2009 with the promise of occupancy by the end of 2010. Now they are saying construction won't begin before 2017. I doubt we will see any project started here with the current property owners.

I wish they'd actually embrace modernity in the design instead of a bad pseudo historic inspired thing.

This reminds me of the Jehovah's Witnesses announcing the date of the second coming. They've done it 3 times and when the day comes and goes they announce another one.

Very interested in purchasing a unit in this building.

Anyone have any idea when the sales centre is scheduled to open?

Also i notice on the floor plans some units have "balcony" while others have "terrace". Wondering what the difference is?

Love the two way indoor outdoor fire places.

So I called yesterday asking for a price list and what was available. There was one unit left under $300,000.

I called back today ready to put down my $5000 refundable deposit to reserve the unit and the agent told me someone had called and reserved it yesterday.

pretty dissapointed. it was going for $269,000 for 720 sq feet. next cheapest available is $375,000

3 of the penthouses are reserved and all units under $320,000 are reserved

Downtown Hamilton condo developers making slow, steady progress

On James North, the Acclamation and Tivoli condos have yet to materialize on what might appear to the outsider as idled sites.

But looks can be deceiving, Acclamation condo developer Patricia Roque suggests.

"This project has been in the works for six years," says Roque. "There's so much work that's required before you break ground."

Roque is the lead on the $30-million Acclamation condo project, which aspires to build an eight-storey condo building at the James North eatery of the same name.

Documents for that site plan have been in the city's hands for about a year, Roque said.

"Now, we're just down to the nitty-gritty details and finalizing everything."

There will be at least three months of environmental work ahead, depending on what the excavation unearths.

"We've been doing soil testing for about two years," Roque said.

In the meantime, sales have been promising.

Of 71 units, 50 per cent have been sold, Roque said.
