my post that I deleted (not the project) haha

I thought maybe this was the development on 17 ave SW where those houses were knocked down......

good to see some condos going in near 17th ave NW. I was wondering what happened to that.

I am starting to dream about building a two-storey duplex (1500+ sq.ft. each) on a piece of inner city land. Is $1M to 1.1M enough to become a reality if I can find a 40+ ft. wide property that costs $300k?

(which means the cost to build a duplex would be $700k-800k)

Depends what land you are looking at? I know you won't get that size of land where we are looking for anything near $300,000. More like $500,000.

This is very inner-city though, Hillhurst and Sunnyside.

In places like Renfrew/Tuxedo/Capitol Hill/Mt. Pleasant. I've seen a lot at least 40' wide that is selling for $320k in Tuxedo.

As for a duplex itself, will $700k-800k get me something at least decent?

Build costs had dropped significantly but are on their way back up again. I'm near done on project I'm doing with a friend... our build costs are a little over $240/sf and we'll have a fairly high-end spec. One side of the project has already been sold at $1.095, so you have an idea of what we did. $200-215/sf for a more "regular" 1500sf infill that will sell in the $7-800k range is a good bet and target.

Where are you looking for properties? Killarney seems to be a good value these days...

budget for about $200-$250 a square foot of finished space. different builders will vary, but that's a safe middle ground for good quality.

i design houses for a living. pm me if you are looking for a new design.

Is that according to city bylaw or is it just physically impossible? I recall that I've seen a four-plex on a 50 ft. lot in Calgary.

I would PM with MonctonGoldenFlames and meet with some local home builders to figure out exactly what you want, the lot that will require, and what your budget will allow you to do.

We also heard the $200-$250 price in our meetings with some local builders.

pm'd. but for the rest of you....

12m (6m per side) is the minimum width for a duplex in an rc-2 zoned area. take away the min. 4'-0" side yard, and you have a house 15'-8" wide.

example for rc-2 zoning:

lot size: 19'-8"(6m)x120'-0"(36.57m)
lot area: 2359.20 sq ft (219.42 m2)
maximum lot coverage (house + garage) = 45%
typical 21'-0"x20'-0" garage = 420 sq ft (39 m2)
remaining coverage allocated to house = 641.64 sq ft (59.61 m2)

Except the double garage will not physically fit in such a lot, which means the coverage allocated to house can be more than 641.64 sq. ft.?

Unless, can a garage be allowed to cover the entire width of a lot?

i think you need at least one side yard around the garage, though i could be wrong. the situation (lot size) you are describing is not something i've run into in my 5+ years of designing homes and dealing with the city bylaws.

any combination of garage and house cannot be more than 45% of lot area.
