Tampa Lands EDITION Hotel

Marriott Intl.'s luxury brand, EDITION, is headed to Tampa. The 173-key hotel is set to debut in 2021 as part of a 26-story tower in Tampa’s Water Street neighborhood, which will also feature a previously announced 519-key JW Marriott that’s slated to open a year earlier.

The EDITION’s interiors will be designed by New York-based Roman and Williams, with architecture by New York’s Morris Adjmi in collaboration with local Nichols Brosch Wurst Wolfe & Associates.

The EDITION (a brand created via a partnership between famed hotelier Ian Schrager and Marriott) will showcase a rooftop pool with an adjacent bar and restaurant, as well as a spa and fitness center. A selection of F&B venues and retail spaces programmed by the Ian Schrager Co., including a high-end restaurant, will anchor the property’s ground floor.

Developer Strategic Property Partners is also fully renovating the nearby 727-room Marriott Waterside Hotel & Marina. That update hotel is set for completion in spring 2019, and construction of the JW Marriott is slated to begin this month.

“We are thrilled that our EDITION brand, in addition to our JW Marriott brand, will become part of SPP’s exciting vision for downtown Tampa,” says Kevin Montano, senior vice president for global development of EDITION and W Hotels, Marriott Intl. “The EDITION brand is known for timeless design, uncompromising quality and impeccable modern service, and the property is sure to become a significant cultural and hospitality hub in Water Street Tampa.”

Water Street Tampa begins vertical construction with JW Marriott

Water Street, which spans 50 acres between the southern tip of downtown Tampa's waterfront and the central business district, will build more than 9 million square feet of commercial, residential, hospitality, educational, entertainment, cultural and retail space. Development costs will top $3 billion.

The JW is the first building and already slated to be the official host hotel when the city hosts its fifth Super Bowl in 2021. 815 Water Street — apartment and condo towers perched atop a ground-level grocery store — will follow in the months ahead. By the end of 2018, more than a dozen other buildings in Water Street will be under construction.

"This is the start of a lot more to come," said James Nozar, CEO of Strategic Property Partners, the developer of Water Street.

Despite its reputation as a sprawling, car-dependent metro, downtown Tampa has one of the densest central business districts in the U.S. — according to one new report that studied available CBD land in 25 cities.

According to the study from Commercial Cafe, a commercial real estate blog, Tampa has 6.29 total acres of vacant land in the CBD, ranking at the bottom of the list of 25 markets that Commercial Cafe analyzed.

Dallas topped the list with more than 86 acres of vacant CBD land.

Would it really strain Marriott's budge to add some balconies to that hotel? I only stay in hotels with balconies!

The office tower is a key part of the second phase of the airport's multibillion-dollar master plan. The second phase kicked off construction in January, and the majority of construction is to be complete in May 2020.

The developers of the 53-story Riverwalk Place will begin external demolition of the CapTrust building, a process expected to take more than a month and affect traffic patterns in downtown Tampa.

The developers — a partnership of Tampa's Feldman Equities and West Palm Beach-based Two Roads Development — said they will begin external demolition on July 8. Internal demolition of the building has been under way since at least early May.

The 53-story condo tower is proposed on the Tampa Riverwalk, at the intersection of Ashley Drive and Brorein Street.
