I wonder what's going to happen with the extra-large block between Mercer, Roy, Dexter, and 9th, which used to be bisected by Broad. It's probably three acres.

They could sell it for tens of millions and fund housing.

It could be given at a small or zero cost to a housing non-profit in return for several hundred new units, preferably a mix of "low" and other "affordable" types.

Park use might be an obvious option. Or any other use could have a smaller open-space component.

A school is another. The Seattle Center Garage site or this site (a little smaller) would allow a stacked concept to give greater Downtown a full K-12 option, which would also be Queen Anne's main high school. It would be relatively easy to put some functions below-grade, selected functions at ground level (library, offices, some classes), larger rooms above that (gym etc.), and field/courts/play on the roof.

A library or any other type of community center would work, though that might be better a little closer to the best transit. At least this has an easy route under Aurora. This sort of thing would mix easily with a school, or with housing on top.

Whatever happens, this is a valuable block and we'd better use it well.

Most of these are photos of newly cleared land north of Yesler Way. Land south of Yesler Way has been cleared for a few months or more for the park/hill-climb.

This thing is showing real progress. With only about 590(?) units originally, we should be exceeding that in short order...basically the next SHA and the first Vulcan plus what's already happening? Hopefully at least the known buildings go quickly. The rest need to redo the developer process.

I apologize if I'm late to the party...but, what is going on with Boeing???

I have a CRE friend in Oklahoma City who tells me Boeing is moving enough people from the Seattle area to OKC to fill a new 300,000 SF space in a single story office complex in town. I'm not 100% sure on the story. Just trying to acquire data to discover the truth of what may be going on.

They've been moving some things out of Seattle. But 300,000 sf is tiny by Boeing standards. That could fit about 1,200-1,500 by typical office multipliers. They employ something like 80,000 in Seattle. They're also building a lot locally, including a major plant.

Thanks. I found some articles on it after I posted the question. It seems like they are moving some operations from St. Louis to OKC.

Proposed affordable housing laws would dramatically alter real estate development in Seattle

Seattle Mayor Ed Murray on Tuesday outlined proposals that would for the first time in city history require that new real estate developments pay for affordable housing.

The plan, which was backed by a diverse group ranging from a real estate developer to union members, includes two pieces of legislation.

The first would establish a fee developers of commercial projects would pay based on the square footage of their projects.

The second would require up to 8 percent of units in new multifamily projects be affordable to people who make 60 percent of the area median income (AMI). Sixty percent of AMI is $37,680 for an individual and $53,760 for a family of four in Seattle.

Supporters of the plan hope the laws result in the development of 6,000 new income-restricted housing units over 10 years. The city plans to take other steps that would boost the total number of affordable housing to 20,000 units during this time along with 30,000 new market-rate houses and apartments.

Seattle-based Teutsch Partners is seeking the city's permission to build a six-story project with 75 residential units and six live/work units on the Champion site at 124 Denny Way. There also will be a small amount of commercial space and parking for 50 cars.

Champion Party Supply will move to a new location at 1461 Elliott Ave. W. in Interbay. At 13,000 square feet, the new space is larger and has better parking options for customers.

Seattle tops the nation in new construction jobs

The Seattle area added 10,300 construction jobs, a 13 percent increase, but the AGC said nationwide the gains are “increasingly spotty.”

The Seattle-Bellevue-Everett area added more construction jobs over the past year than any other metropolitan area in the country, according to the Associated General Contractors of America.

The AGC's analysis of federal employment data released Tuesday showed that the Seattle area added 10,300 construction jobs, a 13 percent increase.

Our tech growth is phenomenal these days (not for the barista trying to live in 500 sf near Downtown, but for the economy and construction). It seems like every week some big company starts a 100-person engineering office, or takes another 100,000 sf so it can grow to 600 people, or some little firm moves its HQ here (big relocations are unusual for us). And of course Amazon, Expedia, Tableau, etc., are growing an enormous rates. And most of this in in the middle of town, where other companies like Starbucks and Nordstrom are doing really well too.

If anyone worries about the urban multifamily market, that's the best indicator. Apartments will overbuild if/when the tech expansion suddenly slows down, and the inflow of big companies from the suburbs stops (Russell, Safeco, soon Weyerhaeuser and Expedia...).

1903 5th could be doing some testing. Based on its land use permit status, and not having applied for building permit, it seems like next summer at the earliest.
