I agree on the saturation. And I don't know what niche this one will be able to corner. Sugarhouse already expanded and includes a small venue for stand-up acts and what not. Parx and Harrah's have racing. If anything I don't see KOP and Harrah's faring well in the next 5-10 years.


Regarding the area by the Sports Complex. Many of the buildings east of the complex are part of the port complex, specifically for fresh produce. Considering the Philadelphia port has created a niche for handling produce, I don't know if these buildings are going anywhere.

Bingo. The Sugarhouse and Harrah's in Chester are terrible. If there are going to be casinos everywhere, then I want a good one. It's easy tax money. I also want one that can actually separate tourists from their cash and not just our own resident's paychecks.

Putting a Casino in the barren parking lot wasteland of the Sports Complex is beyond the most obvious place to put a Casino. No other location makes even remotely as much sense. If this is done right, this could be a huge success.

Competition? Who cares? If this managed to put some other local casinos out of business (especially Sugarhouse), I think that would be great for Philadelphia.

in addition, let's not forget the billions in investment happening literally down the street from valley forge casino and the thousands of new people in the neighborhood.

Valley Forge is small. Sugarhouse has nearly 3 times more table games. In FY16/17 Sugarhouse had ~3 times more table game revenue and ~2 times more slot revenue than Valley Forge. I'm sure these figures fluctuate month to month, year to year considering the industry is fickle and no doubt the KOP development will help, but it has some distance to make up.

i wasn't referring to revenue size, just that the influx of people in the immediate vicinity - and the overall appeal of that neighborhood as a destination - could seemingly make the valley forge location less likely to be cannibalized than the others mentioned above.

it will definitely be interesting to see how things shake out if/when the Live! location ends up being built either way; i totally agree that not all locations in the vicinity will likely be thriving in 5-10 years.

VF probably also has some pull from points further west. The next closest casinos are near Harrisburg and Bethlehem.

Are they farther than AC? I know AC is past its prime, but you'd think it would have more to offer than either of those two.

Harrisburg is much farther away from Philly than AC, Bethlehem is comparable.

Regardless, just being a casino destination isn't going to cut it with all of these local/regional casinos popping up. AC failed to reinvent themselves into a destination a long time ago and now need to play catch up. Vegas offers much more than slots and table games, it is a worldwide destination. It's a shame given AC's location at the shore and the short distance from NYC and Philly.

I meant for people who live west of Valley Forge but not near the next closest central PA casinos in Bethlehem and Harrisburg areas. E.g., if you live in Lancaster County.

Has the Hotel Franchise been identified yet? Hope it's at least a bit upscale to promote a somewhat overall quality environment. Please, not a Motel 6, or similar

Damn! I completely missed the auction and could really use a new mattress. The last one I got from the Hi Ho No Tell Motel in Jersey still feels weird. I just can’t get used to it.
