It's being done to minimize shadow impacts on a nearby park. The parapet walls don't have the same impact.

Right side of the rendering. No project news but the architects released a nice bird’s eye view render recently. The 302m height doesn’t include the spire which pushes the height to 376.4m if you go by CTBUH criteria.

I suppose a new rendering could be construed as momentum ? Maybe wishful thinking on my part ?

I'm not sure what to make of it in terms of how far along they are with planning, though I think there's definitely going to be a push to get this developed once the economy settles and gets back on it's feet.

Formerly known as Commerce Court 3, a site plan approval application for the tower was filed a few days ago. The height above does not include the spire.

South Elevation

There have been a number of design revisions since first proposed but the elevation drawings are similar to the rendering I posted on June 1 (see post just above). The west elevation shows the 2 double height amenity levels, one about halfway up the tower (sky lobby) and a second near the top (just below the mechanical levels).

According to a UT member, the new height to the roof is now 296.6 metres, just shy of supertall status...

Does it still have the spire and would this to Toronto's new tallest if it's included?

I guess the roof height was creased because of this "shadow plane." What's the VIP site being protected from having shadows?

It kind of reminds me of the groups in NYC, protesting the supertalls on 57th Street because of the shadows being cast on central park at certain hours. The buildings were built anyway, and it wasn't much of a big deal in the long run. It was just the protest issue du jour.

The diagrams show that it still has a spire (not antenna), which will reach 374.15 m above ground, so CTBUH would still consider this a supertall. The top of the tower (i.e. the screen) is at 297.00 m above ground.

It's rare for a Toronto skyscraper to have this much vanity height.

So for us skyscraper nerd purposes, this is the tallest building in Toronto (outside the CN tower). Cool.

This building in so many ways including height dimensions and design elements reminds of the Bank of America Tower in NYC.
