So what would the total rent be for the Lister? $20 to $25, or $20 to $25 plus the $12 TMI psf?

$20-$25 sq foot + $12 TMI

so $32 - $37 sq. foot

The big space (3485 sq ft) works out to more that $10K / month

The smaller spaces are $2600 ish and $1600 ish respectively.

out of whack for the neighbourhood

What sort of tenant would be able to come up with that kind of scratch?

Can somebody in the business world provide a little perspective to this discussion? Anybody have an idea what the Tim's in Jackson Sq or the Right House pay in rent?

Not sure, but here's the city's rates for the Right House. From a January 2012 memo on a lease extension:

RECOMMENDATIONS
(a) That a lease extension with Park Place Real Estate Limited Partnership for the premises occupied by Public Health Services in the Right House, municipally known as 35 King Street East / 1 Hughson Street North, Hamilton, be approved with the following conditions:

(i) Extended Term: From March 31, 2013 to June 30, 2014;

(ii) Property: 35 King Street East / 1 Hughson Street North, Hamilton, comprising Suites 202 and 204 on the second floor (storage space) and 32,713 square feet of office space distributed across floors 3, 4 and 6;

(iii) Rental Rate: The City shall continue to pay rent based on $19.50 per square foot plus H.S.T. for the area occupied as office space. The second floor storage space will also remain at the current rent which is $6.00 per square foot plus H.S.T.;

(iv) Operating Costs: The City shall be responsible for its share of the actual operating costs over the 2007 Base Year;

(b) That all rent and operating costs be funded from Account No. 791403-55358;

(c) That Legal Services be authorized to prepare a by-law under Section 110 of the Municipal Act to designate the leased space as a Municipal Capital Facility, thereby exempting the City from payment of realty taxes; and,

(d) That the Mayor, General Manager of Finance and Corporate Services and City Clerk be authorized and directed to execute the Lease in a form satisfactory to the City Solicitor.

Regional Tourism Group Sets Up Tent In Historical Lister Block (Hamilton Spectator, Thu Jul 5, 2012)

A regional tourism group has found a permanent home in the Lister Block.

The Hamilton Halton Brant Regional Tourism Association (HHBRTA) has found space on the first floor of the historical James Street North building and held its annual general meeting there last week. The HHBRTA previously held meetings at the Royal Botanical Gardens.

It’s symmetry for the agency to find space in the Lister Block. After reopening this year following a $25-million renovation, Tourism Hamilton, including its state-of-the-art visitor centre, located on the first floor of the 88-year-old building.

The HHBRTA comes out of a provincial program started two years ago. The Ministry of Tourism, Culture and Sport pushed for the creation of such bodies and the result was the coming together of 13 regional tourism organizations. The ministry has allocated $40 million annually to be divided among the 13 organizations.

The HHBRTA, which is trying to brand the region as The Heart of Ontario, is overseen by a 13-member board that includes stakeholders from Brant, Brantford, Halton, Hamilton, Six Nations and the Mississaugas of the New Credit.

Its new home includes a Heart of Ontario Gallery. Its first exhibit is The Pathways to Peace: Art Studies of Upper Canada during the War of 1812.

City On The Hunt For Lister Tenants (Hamilton Spectator, Emma Reilly, July 31, 2012)

Wanted: Three commercial tenants for high-profile downtown storefronts. Applications must fit the historical character of the building. Ability to impress city council an asset.

The city has put out a call for applications for 5,000 square feet of commercial space in the newly renovated Lister Block. Interested bidders have until Sept. 30 to make their pitch.

But not just any business will make the cut.

The city says it is looking for tenants who will enhance the neighbourhood and fit into the fabric of James Street North. Successful bidders will need to meet predefined criteria established “with both the future and the past in mind.”

“It is a historical building, so we’re looking for that look and feel,” said Delfina Duarte of the city’s public works department.

City councillors will make the final decision about Lady Lister’s new tenants. After the application process has unfolded, city staff will prepare a shortlist of finalists to present to councillors this fall.

There’s no specific type of business the city is looking to attract, Duarte said. Anything from cafés to office space to clothing shops has the potential to fit into the space.

Before the iconic building closed and fell into disrepair, it housed various businesses, including a photography studio, a hair salon and an esthetician, said Kathy Drewitt, executive director of the downtown Business Improvement Area.

The building’s retail space will be used during the application process, Duarte said. It’s already hosted a movie shoot and will house an art display during September’s Supercrawl festival.

It's the City of Hamilton, what do you expect? They've established predefined criteria but there’s no specific type of business they're looking to attract.

Council okayed a Country Style for the mid-century modern City Hall. Square pegs are not necessarily a dealbreaker.

I would like to see a Barber Shop/Salon, Coffee shop or some kind of speciality drink place and a music store.

Lease - Lister Block, 28 James Street North, Units 155 and 156, Hamilton, to Hamilton, Halton, Brant Regional Tourism Association

“The Lister Block is a historic heritage building that has undergone a massive restoration by LIUNA. The City will take title to the property on March 31, 2012 and the Tourism and Culture Division, Recreation Division and other Divisions in the Community Services Department will move their offices to the Lister Block starting April 2. There will remain approximately 5,700 sf of ground floor commercial space that will be available for rent to external users. With this lease, the publicly funded HHBRTA will occupy about 20% of the space available for rent. The remainder of the commercial space will be offered to private enterprise by Facility Services staff through the services of a local realtor…. It is intended that about 5,700 sf of retail space will remain and be filled by external users who will pay rent to the City to help defray costs… The annual rent of $27,000.00 per year plus HST, reflects a rental rate of $24.00 per square foot gross based upon the useable area. The rate was above market rent estimated by Pocrnic Realty Advisors Inc. in a consultant report that was commissioned by Facility Services Division on December 9, 2011. The tenant will be responsible for cleaning, garbage, waste collection and disposal, security system, and interior décor and finishing. The tenant agrees to pay any escalations in expenses after the base year of 2012 (pro-rated for time).”

BTW, this is for 1,300-1,350 sq ft of interior space with no street frontage.

What's going on with the commercial floor of the Lister wouldn't be a bad story in the Spec. Maybe somebody's reading.

Radio in this city is subpar...I love seeing old buildings being used for media outlets

New rock station/top 40/newstalk or sports station? (maybe that'll come when we get our NHL team )

‘Full force’ for second Lister phase

Laborers’ International Union of North America is pushing ahead with a residential and commercial development adjacent to the newly restored Lister building.

Joe Mancinelli of LIUNA says the design for the second phase of the Lister Block redevelopment could be completed by the summer of 2013 with construction to follow soon after.

“I really don’t want to say much more than that, but we’re moving along full force.”

According to Mancinelli, the project will include a large residential tower directly behind Lister and a prominent commercial presence immediately next door to it on James Street North where the historic Thomas building used to be.

The new commercial frontage will feature the heritage façade of the Thomas building which LIUNA preserved prior to demolishing the decrepit interior....


Mancinelli declines to put a dollar figure on the project or say how many units it will contain.

But he says it will cost many millions, include a “significant residential” component, and soar higher than Lister’s seven storeys....


Mancinelli notes that the façade of the 1855 Thomas building has been catalogued and numbered and will be painstakingly replaced piece by piece on the new structure....


Meanwhile, in a related development, the city has reportedly received multiple offers from prospective tenants interested in leasing commercial space in the Lister itself.

Delfina Duarte of the city’s public works departments expects a shortlist will be presented to council early in 2013.

The city is looking for tenants that suit the character of the historic building and provide a strong retail presence. According to Duarte, the proponents are all local.

There are two storefront blocks available: 850 square feet and 3,450 square feet.

“There’s definitely interest in the two locations,’ said Duarte. “We’re just working through the mechanics of doing some leasehold improvements on the site and what they might look like.”

Duarte says some capital investment issues need to be addressed. She can’t go into the details because they’re still in play.

But the obvious question is: Who pays the bill? If the would-be tenants want the city to ante up, don’t be surprised if the search for the right lodgers doesn’t go back to the marketplace.

Gotta say I'm starting to lose the hate that I used to have for LIUNA years ago. Didn't expect that they would actually replicate the facade of the Thomas building. I believe they also saved some or all of the Balfour building's facade. Would be interested to see if that gets incorporated into anything.
