The Realtor's Building and Renelle are REALLY fighting to see which one I despise more in this area of town...

I don't know how it could even be much of a debate. One is a super awkward top-hat addition and the other is a solid to good (not great) building whose worst crime is its lack of height, I guess.

Historic building at 2616 N Clark (next to Weiner Circle) with plans to become a 20 room boutique hotel operated by Loding Capital Partners. They operate the Drake and Conrad in Chicago along with hotels such as Ritz Carlton in Honolulu, W Fort Lauderdale, Four Seasons Vail, Four Seasons Austin, etc.

Seems like they're only in the 4.5 or 5 star hotel business. I'd imagine this boutique hotel would be in that range. This building used to be the Wrightwood Hotel back in the day.

Ah I miss Dukes, had some fun times there.

Interesting to see a hotel of that caliber (if it is indeed a 5-ish start hotel) outside of downtown. I can't think of any others?

It's Lincoln Park. Multi Billionaire Joe Manuseto has a $22M mansion just a few blocks away from this (https://www.chicagoarchitecture.org/...-lincoln-park/). Not to mention there are $3M - $5M mansions, multiple new ones on Deming Place very close by:

And then there's the entirety of 2550 Lincoln Park which is 442 feet high and over 200 units, a large majority of them over $1M.

What is your point exactly? Someone not staying downtown is probably not going to expect that the streets are lined with Hermes boutiques.

^ I actually think this is a great fit for the site as the North Branch develops more into a recreational/greenspace corridor. Sure, the driving range is privatized but the development will include a public riverwalk. Plus the traffic impacts are likely to be less than a big retail development, which is what I always assumed would go here. That riverwalk facing a driving range will be a lot nicer than a riverwalk facing the ass end of a strip mall... assuming the nets are kept in good condition

The suburban markets are really over-supplied for golf, whereas urban markets are under-supplied due to the scarcity of land... this seems like a good way to square the circle.

The SoFoZoCo strikes!! The South of Foster Zoning Committee, wasn't that a Led Zeppelin album? They want to downzone the area between Foster, broadway, lawrence, and clark just as the city is pouring billions in transit upgrades to the redline near there.

Their website is ridiculous, they have maps showing half of their neighborhood as out of character with their neighborhood They want to ban everything except single family houses and 2 flats, even though half of the area has larger buildings, that were there 100 years. They want to help control escalating home and rental prices, by making it harder to build housing in their area. Sure, that makes alot of sense.

I really hope the alderman doesn't go along with this. This area needs to get denser, after we invest all this money on the red line there.

Yes this is pretty good news IMO, considering the alternatives (additional strip malls/fast food joints).

In some ways developers brought this down-zoning movement on themselves. There are rehabs in this area that added density and maintained neighborhood character. See 1254 W Winnemac. If all the density looked like this, they wouldn’t have much of an argument and/or neighbors wouldn’t care.

I think it’s a fair point to not want your block to look like one of those cookie-cutter Lakeview blocks with the same 4 flat over and over again. People in the area were upset when 1441 W Carmen got demo’ed and now the basic Lakeview 6 Flat is going up. Unfortunately there is no legal way to get developers to preserve character for properties that aren’t landmark and won’t qualify for landmark status. Osterman down-zoned the area north of Foster, so of course this group is going to try.

It makes sense to want to save classic housing stock. The reaction to want to save some of these buildings is rationale. The anti-density argument is non-sense.

I thought newer zoning prohibited big box retail up again the river? Or at least the service drive of box retail lining the river. If not, it should be.

Even though I'm not a golfer in the least (honestly I'm a bit anti), it is one of those amenities that for many of the golf-crazed people in the city it is a nice to have without having to drive out to the far burbs for.

The best aspect of this is that it is a good placeholder that will not be too hard to sell and develop residential/mixed-use when market conditions most warrant it. I'm more put out about the Panera/Chick-fil-A across the street that I think would make a great pocket park.

LOL - it's only overbuilt if you're used to a neighborhood where everyone has around a quarter acre back yard or more.

Reminds me of some people in West Loop who think that West Loop is too overbuilt even though there are vacant lots still and underutilized 1 story buildings. Though they probably have more of a point than this group - but that's not saying much.

I really miss the strip mall that it replaced

What's happening in this city? All of these huge buildings getting built, so many shadows. It's so unfriendly to families now. Can't park anywhere any more! I'm leaving!
